RESOLUTION NO. 48
A RESOLUTION OF THE CI'ry PLANNING COMMISSION OF THE
CITY OF ARCADIA, CALIFORNIA, BECUMMh;i'IDING THE GRANT-
ING OF A ZONE VARIANCE AFFECTING CERTAIN REAL PROPER-
TY LOCATED IN SAID CITY TO PERMrr THE CONSTRUCTION
AND MAINTENANCE OF A THREE-FAMILY DWELLING THEREON.

The City Planning Commission of the City of Arcadia.
California. does hereby find, determine and resolve as follows:
WHEREAS. on the lIth day of May, 1951. there was filed
with this Commission the petiti~D of Fred Sweeney. as Owner. re-
questing a zone variance on the following described property in
the City of Arcadia. to wit: "A part of lot 5. Tract No. 949,
as shown on map recorded in Book l7, page 13 of maps, records
of Los Angeles County, desoribed as follows:
Beginning South 38033' West 835.51 feet and North 51027'
West 307.71 feet from the most Easterly corner of said lot 5; thence
North 38033' East 60 feet; thence North 51027' West 193.80 feet to

the southeasterly line of Huntington Drive; thence Southwesterly

thereon 60.33 feet; thence South 51 27' East 200 feet to beginning,
being a lot 60 feet wide and approximately 200 feet deep. located
at 180 W. Huntington Drive."
To permit the conversion of the presently located dwell-
ing thereon to a three-family dwelling. two apartments downstairs
and one up-stairs; and
WHEREAS, after notice required by Ordinance No. 760 of
said City, a pUblic hearing on the matter was held by and before
this Commission on the 12th day of June. 1951, and all interested
parties were given a full opportunity to be heard thereat;
NOW, THEREFORE, be it resolved that this Commission
make the following findings of fact and recommendations to the
City Council of the City of Arcadia.
1. That there were no protests, oral or written, to the
granting of the aforesaid petition. That the facts stated on page
2 of said application are substantially true and constitute ex-
cflptional or extraordinary circumstances or conditions applicable
to the property involved that do not apply generally in the same
vicinity.

5. Establishments or enterprises involving large assemblages
of people or automobiles, including:
a. Amusement parks.
b. Circuses.
c. Fair grounds.
d. Open-air theatres.
e. Race Tracks, other than horse.
f. Recreation centers.
g. Hospitals and sanitariums
6. Institutions of a philanthropic or eleemos~ary nature.
7. Mausoleums.
8. Natural resources, development of. togetber with
necessary buildings, apparatus or appurtenances
1ncident thereto.
9. Radio or television transmitters
lO. Riding Academies
11. Ferris Wheels, Merry-go-Rounds and Midways.
SECTION 3. That except as hereinabove provided, that Ordinance
No.76o be not further amended at this time.
SECTION 4. The Secretary shall certify to the adoption of this
.. Resolution, and shall cause a copy of the same to be transmitted
to the City Council of the City of Arcadia.
I HEREBY CERTIFY that the foregoing Resolution was adopted
by the City Planning ColDlD1ssion at a regular meeting held on the

AnY use permitted in Zones flR_O" and "R-l".
Automobile Shows.
Barbecues.
Conventions.
Dancing.
Daytime Baseball and football games and track meets.
Displays.
Dog shows.
Exhibits.
Expositions.
Fairs.
Gasoline service stations.
Horsebreeding. raising, training and sale.
Horse shows.
Horse racing, wi th or without pari mutuel wagering
on the results thereof.
Motion picture production.
Pageants.
Picnios.
Turf ClUbS, including retail on sale of liquor.
Accessory buildings and uses oustomarily inoident to
any of the permitted uses in this zone, prOVided,
a. That no building or structure designed and used for
such purposes, excepting gasoline service stations,
shall be located oloser than one hundred and fifty
(150) feet from Huntington Drive.
b. No stable or other building or structure for the
shelter of horses or other animals shall be located
closer than two hundred and fifty (250) feet from
any public street or highway.
c. That Merry-go-Rounds, Ferris Wheels and Midways are
specifically prohibited in Zone 8-1 and are not deem-
ed incidental to any of the foregoing uses specified
in Zone "S-l".
SECTION 2. That the publio necessity, convenience and general
welfare ~equire and this Commission hereby recommends that Section
l6: Subsection 1.B of Ordinance No.76o be amended to read as follows:
"SECTION 16:
l.B. All of the follOWing, and all matters directly related
thereto are hereby declared to be speoial uses, except as any of
the same are specifically permitted in Zone "S-l" under Section
13 of this Ordinance, and authority for the location and operation
thereof shall be granted only under the provisions of this Part I
of this Section. This declaration is based upon the fact that all

of the uses here enumerated possess characteristics of unique
and special forms as to make imppactical their being included
automatically in any classes of use as set forth in the various
zones herein defined.

2. Cemeteries.
3. Crematories
