RESOLUTION NO. 50 A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ARCADIA, CALIFORNb, RECOMMENDING THE GRANTING OF A ZONE VARIANCE AFFECTING CERTAIN REAL PROPERTY LOCATED IN SAID CITY TO PERMIT THE MAINTBNANCE AND OPERATION OF A NON-PROFIT NURSERY SCHOOL THEREON. THE CITY PLANNING COMMISSION OF THE CITY OF ARCADIA, CAL- IFORNIA, DOES HEREBY FIND, DETERMINE AID) RESOLVE AS FOLLOWS: WHEREAS, on the 30th day of July, 1951, there Was filed with this Commission. the petition of the Arcadia Non-Profit Nursery Sohool, a Corporation, as owner. requesting a zone variance on the rollowing described property in the City of Arcadia, to wit: The south 57.5 reet of the north 147.5 feet of lot 90, Tract No. 808, as shown on map recorded in Book 16, pages 82 and 83 of Maps, records of Los Angeles County, and known as l5ll Sou~ Tenth Avenue. to permit the maintenance and operation of a non-profit day nursery sohool thereon and thereat, five days a week from 9:00 A.M. to 11:30 A.M. annually from September through June, and for the conduct thereat of parent meetings each Monday from 8:00 P.M. to 10:00 P.M.; and WHEREAS. after notice required by Ordinance No. 760 by said City, a pUblic hearing on the matter was held before this Commission on the 14th day of August, 1951, at which hearing all persons present were given full opportunity to be heard and to present evidence relative thereto. and none having spoken in opposition thereto, and Mary M. McNiesh, president of applicant Corporation, Dr. Koch, and ~ Mr. Norton. owner of property across the street from the above . << described property, spoke in support of said application; NOW, THEREFORE, be it resolved that this Commission make the following findings and the following recommendations to the City Council of the City of Arcadia: 1. That there were no protests, orally or written, against -1- -;./,;1 j :0 , -- . . ... property. and would not adversely affect the Comprehensive General Plan of the City of Aroadia; that public convenience and the general welfare indicate the desirability of the requested reclassification; that said property is not suited economically, practically. or by reason of its location, for the purposes for which it is now zoned; that said property, though bounded on the south by Colorado Boulevard, is inaccessible from nearly all of Colorddo Boulevard because of the depression of said street to go under the Santa Fe Railway; that said property is bounded on the southwest by the Santa Fe Railroad tracks which are on a high embankment separating said property from . property in Zone R-l to the west; that said property is bounded on the north by property developed for and devoted to us~s substantially M-l in character, to wit, storage warehouses and repair shops of the u. S. Forestry service, that there are numerous C-2 and M-l uses in the same vicinity, particularly to the south and east of the afore- said property. SECTION 3. That this Commission recommend to the City Council of the City of Arcadia, that aforesaid property be reclass- ified as R-3, be placed in Zone R-3, and that Ordinance No. 760 of the City of Arcadia be amended according~y. The Secretary shall certify to the adoption of this Res- olution, and shall forward a copy to the City Council of the City of Arcadia. .. I HEREBY CERTIFY that the foregoing Resolution was adopted by the City Planning Commission at a regular meeting held on the 28th day of August. 1951. by the following vote: AYES: Mr. Anderson.
