with this Commission, the petition of Adolph B. Bichele, as ovmer, re-
questing a zone variance affectine the following described real property
in the City of l~cadia, to wit:
The West 45.l9 feet of Lot 29 and the Bast 50 feet
of Lot 30, Tract No. 3430, as shown on map recorded

in Book 42, page 32 of Uaps, records of Los AnGeles
County. and located at 540 pairview Avenue,
to permit the construction of a fourth Single family dwelling upon said
property, ~resently zoned R-l; and,

of Ordinance No. 760 of the City ot Arcadia. a public hearing was held
on the matter by and before this COlil!D.lssion on ]ovember 27, 1951, at which
time all interested parties were Given an opportunit~ to be heard and to
present eVidence;
ilO~, T~EFORE, BE IT R~SOLVKD, that this Commission make
the follo~ing findings and reoommendations to the City Council of the
City of Arcadia:
S~CTIO~ 1. That there are no exceptional or extraordinary
~ circumstances or conditions applicable to the property involved, or to
the intended use of the property, that do not apply 6enerally to the
property or class of uses in the same vicinity or zone, except that
applicant has in the oourse of completion, a fourth single faMily res-
idence thereon. under a purported buildinG permit issued contrary to
Ordinance No. 760;

S1!:CTIOli 1. That the request of the petition is contrary
to the spirit and intent of the master zoning plan of the City of Arcadia,
which was adopted and became effective June 3, 19l!9.
SECTION 2. That the granting of such request is not
necessary for the preservation or enjoyment of any substantial property
right of the applicant, as the property is well suited for the purposes
to which it may lawfully be put.
S~CTION 3. That there are no exceptional or extraordinary
circumstances applicable to the property involved, sufficient to warrant
the grantine; of the var.ii.ance requested.
ShCTION 4. That the granting of the variance requested
would adversely affect the property and improvements in the same vIcinity
. and zone.
RESOLVED FURT;~R, that t~is Commission recommend to the
City Cowlcil of the City of l~cadia, that said applicant.s petition for
a zone variance be denied.
RLSOLVLD PU~T;LR, that the Secretary shall certify to the
adoption of this resolution, and shall forward a copy of the same to the
Cit~ Council of the City of brcadia.
I RLH~c\Y CLn7IFY that the foregoing resolution was adopted
by the City Planning Commission at an adjourned regular meeting held on
the 4th
day of December, 1951., by the following vote:
