hllLRbHS, on October 31, 1951, there was filed with this
Commission the petition of Mrs. Ina L. Hance, as owner, requesting a
zone variance affecting the following described property in the City of
Arcadia, to wit:
A part of Lot 6, Tract No. 949, as shown OIl map recorded
in Book 17, page l3 of 1Iaps, records of Los ,.nGeles

County, described as follows:
Beginning at a point on the hast line of Lot 6 distant
irorth 2058'25" east 216.12 feet from the ;,orth line of
Huntington Drive; thence Horth 87001'35" west 260 feet;
thence llorth 2058'25" east 21E.13 feet; thence South 870
01'35" east 260 feet; thence South 2058'25" west 216.13
foet to the point of be;;innins, and being located on the
west side of Baldwin hvenue north of Huntington Drive,
to permit the south 100 feet of the east 100 feet of the above described
parcel to be used for business purposes for a &;eneral cafe business,
including a cocktail bar, and the balance of tIle parcel to be used for
automobile parking; and,

... of Ordinance Ao. 760 of the City of arcadia, a public hearing was held
on the matter by and before this Commission on Uovember 27, le5l, at
which time all intGrested parties were given an opportunity to be heard
and to pres~nt evidence;
NOW, TIUREFORh, 0E IT RESOLVED, that this Commission make
the followine; findings and recommendations to the City Oouncil of the

.require the amendment of Section l5-A-4 of Ordinance No. 760. so as to
permit the reconstruction of existing non-conforming buildings located
on property abutting the proposed ex~ension of Baldwin Avenue from
Huntington Drive to Colorado street.
SECTION 2. That the public necessity. convenience and
.
general welfare require. and this Commission hereby recommends that
Ordinance No. 760 be amended by amending Section 15, subdivision A, sub-
section 4, paragraph c. subparagraph 4, to read as follows:
That, subJeot to all other regulations of this section
and other ordinances, a building destroyed to the extent
of not more than seventy-five per cent (75%) of its

reasonable value by fire, explosion or other casualty or
Act of God, or the public enemy. may be restored and the
ocoupancy or use of such building or part thereof which
existed at the time of such partial destruction may be
continued. Notwithstanding anything in this Ordinanoe
to the contrary. any existing building which becomes
non-conforming solely by reason of the extension of
Baldwin Avenue trom Huntington Drive to Colorado street,
may, atter destruction to any extent, be restored in sub-
stantially the same manner and location and the oooupancy
or use of suoh building, or part there Of, which existed
at the time of such destruction. may be continued.
RESOLVED FURTlli.R, that the seoretary shall certify to the
adoption of this reSOlution, and shall forward a copy of the same to the
~ City Council of the City of Arcadia.
I HEREBY CERTIFY that the foregoing resolution was adopted
by the City Planning Commission at a regular adjourned meeting held on
the 4th day of December, 1951, by tho following vote:
