RESOLUTION NO. 70
A REroLUTION OF THE CIIT PLANNING COMMISSION OF THE CITY OF ARCADIA,
CALIFORNIA. RECOMMENDING THE GRANTING OF A VARIANCE TO PERMIT THE
CONSTRUCTION AND MAINTENANCE OF APARTMENT HOUSES ON CERTAIN REAL
PROPERTY UPON SPECIFIED CONDITIONS.
WHEREAS, on the 26th cIq of March, 1952, there was filed with this Commission
the petition of Ina L. Hanoe requesting a zone variance on the following desoribed
property in the City of Arcadia, to witl
A part of Lot 6, Tract No. 949, as shown on map recorded in Book 17.
page 13 of Maps, records of Los Angeles County, described as follolfsl
Beginning at a point on the East line of Lot 6 distant No1'th 2058'2$"
east 216.12 feet from the north line of Hunt:l.ngton Drive; thence North
87"01135" west 260 feet; thence No.th 2058125" east 216.13 feet; thence
South 87"01'35" east 260 feet; thence South 2058'25" west 2lb.13 feet
to the point of beg1nn1ng,and being located Oil. the west side of Baldwin
Avenue north of Huntington Drive,
to pemit the construction and maintenance thereon of apartment houses; and,
WIIEREAS, atter notice required by Ordinance 760, a public hearing on the
matter was held before this COllIlIIission on the 6th cIq of April, 1952, and all inter-
ested parties were given a full opportunity to be heard;
NOW, THEREFORE, the City Planning Commission of the City of Arcadia. does
hereby find, determine, resolve. and reeollllllend as follows:
1. That the only oral or written protests were by persons owning property
facing Old Ranch Road and abutting the rear of applicant's property, which said
owners e:xpressed oonoern and objeotion to the number of units requested in said
application, and e:xpressed a desire that the proposed buildings be constructed in
conformity with the architecture and general design in the neighborhood.
2. That when the subjeet property was zoned R-l, it abutted a private
dead-end street; that of late Baldwin Avenue has been extended to Colorado Boul.evard
from Huntington Drive and before the end of the current month will be opened to public
. use; that when thus opened. it will constitute a major north and south traffic: artery.
3. That the property in question faces and is across the street from the
prope1'ty of the Los Angeles Turf Club, cOlllprising over four hundred acres dedicated to
horse racing and other recreational and entertaining events, and to the parking of
motor vehicles in connection with such uses; that in the near vicinity are horse
stables otmed by or used in conjunction With the activities of the Los Angeles Turf'
that the real property adjacent to the south is zoned for and developed to

SECTION 3. That this Commission recommend to the City
Council of the City of Arcadia that the aforesaid property be
reclassified as C-2, be placed in Zone C-2, and that Ordinance
No. 760 of the City of Arcadia be amended accordingly.
The Secretary shall certify to the adoption of this
resolution, and shall forward a copy to the City Council of the
City of Arcadia.
I hereby certify that the foregoing resolution was adopted
by the City Planning Commission at a regular meeting held on the 27th
day of May, 195'2, by the follOWing vote:
