RESOLUTION NO. 300 A RESOLUTION OF Trill CITY PLANNING CO~1ISSION OF THE C:TY OF ARCADIA, CALIFORNIA, REC OMMENDING THE DENIA L OF THE REQUESTED ZONE VARIANCE TO PERMIT Trill CONSTRUC~ION OF AN ADDITIONAL DWELLING AT 601 Sr~RON ROAD. bIHEREAS, there was filed w1th this Commission on May 12, 1958, the application of James L. ~eid and J. Louella Reid, as OI'In- ers, for a zone variance to permit the erection cf an additional dNelling on the front portion of the followine; de'scribed property in the County of Los Angeles, State of CaliforniE, to Nit: Lot 12, Tract No. 15033 as shown on map recorded in Book 624, pag;es 90 to 92, of Maps, records of said County; . and, WHEREAS, after notice required by Ordinance No. 760 of said City, as amended, a public hearing was duly held on the matter by and before this Co~nission on ;une 10, 1958 which hearing wa~ duly continued to June 24, 1958, at each of whici times all inter- ested persons were given a full opportunity to be heard and to pre- sent evidence; NOW, nillREFCRE, THE CITY PLANNING COMMISSION HEREBY DETER- NINES AND RESOLVES AS FOLLOWS: SECTION 1. That there were no protest.s, either oral or \~itten, to the granting of the variance. . SECTION 2. That subject property is CL lot 75 feet by 120 feet, containine; 9,000 square feet of area; that the Arcadia city zonil1!; ordinance has for many ;\,ears required a minimum of 7500 square feet of area fur each dl'lelling unit in the R-l Zone, which. would require at least 15,OOO square feet of ar'9a for twu d\'rellinc; -l- 300 --,..... ~.. . . .. ~t . units. That the p:.ot plan submitted b~r applicant with respect to the subject property shm'ls only ten and one-half feet between the eXistir:g building and the new structure proposed to be erected on subject property, and approximately only seven and one-half feet between a roofed porch on the proposed new structure and the ex- isting residence, ,.,hereas the city ordinance requires a distance of 35 feet between such dwellings. That the existing residence on the subject pro:;>erty is but twelve feet from the rear lot line \"Ihereas the city o.t'dinance presently applicable requires a rear yard of 25 feet. 'rhat applicant I s plot plan shows the existing dwelling to contain only 540 square feet whereas the applicable city ordinance presently requires a minimum of 1,000 square feet for each d\'ielling. That the proposed development of subject prop- erty does not meet city ordinance requirements in many respects. SECTION 3. That it was not shown that there are excep- tional circumstances applicable to subject property, nor that the variance is necessary for the preservation and enjoyment of sub- stantial property rights possessed by other property in the same vicinity and zone. That the granting of the requested variance would be injurious. to property and improvements in the same vicin- ity and zone and would adversely affect the comprehensive general plan. SECTION 4. That for the foregoing reasons, this Commis- sion recommends to the City Coun~il that the requested variance for the construction of an additional dwelling be denied. SECTION 5. The Secretary shall certify to the adoption of this ResolutiOJ'l and shall cause a copy of the same to be for- warded to the City Council of the City of Arcadia. -2- 300 I'" . . . . .
