HomeMy WebLinkAbout0292 . . ~ RESOLUTION NO. 292 A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ARCADIA, CALn~ORNIA, RECOMMENDING THE DENIAL OF A REQUESTED ZONE VARIANCE TO PERMIT THE CONSTRUCTION OF ADDI'rIONAL DVIELLINGS AT 1234 SOUTH SECOND AVENUE. WHEREAS, there was filed with this Commission on April 1, 1958, the application of Giles G. Meade and Emma D. Meade, as own- ers, for a zone variance to permit the erection of additional dwell- ings on the rear pc)rtion of the following described property in the Cit~ of Arcadia, County of Los Angeles, State of California, to wit: . The north 92.5 feet of the west 300.92 feet of Lot 29; and the south 46.25 feet of the west 300.92 feet of Lot 30, Tract No. 808, as shown on map recorded in Book 16, pages 82 and 83, of Maps, Records of said County, located at 1234 Scuth Second Avenue; and, WHEREAS, after notice required by Ordinance No. 760 of said City, as amended, a public hearing was duly held on the matter by and before thi:, Commission on the 22nd day of April, 1958, which hearing was duly '::ontinued to May 13, 1958, at each of which times all interested persons were given a full opportunity to be heard and to present evidence; NOW, TEEREFORE, THE CITY PLANNING COMMISSION HEREBY DETER- MINES AND RESOLVES AS FOLLOWS: SECTION 1. That there were oral protests to the granting ~ of the variance on the grounds that although subject property is a large lot, it is in a neighborhood with many expensive single dwell- ings; that the construction of rentals on the rear of the property would deteriorate the value of the single residences in the neigh- borhood, and would not be compatible with the construction in the area. That subject property was owned by applicant since 1914, '7 ,:--' . /' " . ,'~ ~) , . ~,' I' /! : , ' . , .' . -1- 292 r . . .1 . . during most of which time applicant could have built an additional dwelling, as could have owners of other lots in the same vicinity; that very few lots in the vicinity were so developed, and appli- cant's property was not used to its fullest extent during said pe- riod of time. SECTION 2:. That it was not shown that there are excep- tional circumstances applicable to subject property nor that the variance is necessary for the preservation and enjoyment of sub- stantial property rights of the applicant possessed by other prop- erty in the same vicinity and zone. That the granting of the re- quested variance would be injurioUs to property and improvements in the same vicini'.y and zone and would adversely affect the com- prehensive general plan. . SECTION 3. That for the foregoing reasons, this Commis- sion recommends to the City Council that the requested variance for the construction of additional dwellings at 1234 South Second Ave- nue be denied. SECTION 4. The Secretary shall certify to the adoption of this Resolution and shall cause a copy of the same to be forwarded to the City Councj.l of the City of Arcadia.
