RESOLUTION NO. 276
A RESOLUTION OF THE CITY PLANNING
COMMISSION OF THE CITY OF ARCADIA,
CALIFORNIA, RECOMMENDING THE
RECLASSIFICATION OF CERTAIN REAL
PROPERTY FROM ZONE R-3 TO ZONE c-o
AND ZONE D LOCATED ON THE SOUTH
SIDE OF HUNTINGTON BOULEVARD IN
SAID CITY.
WHEREAS, there were numerous applications filed with this
Commission requesting zone variances for various parcels of real pro-
perty on Huntington Boulevard between Baldwin Avenue and Holly Avenue,
located at 722 and 728 West Huntington Boulevard and 400 to 650 West

Huntington Boulevard; and,
WHEREAS, by reason of the foregoing, this Commission did,
on its own motion, under and pursuant to its certain Resolution No.
246, adopted March 26, 1957, institute proceedings for the considera-
tion of and making recommendations concerning the reclassification of
said property from Zone R-3 to Zone C-O and Zone D, pursuant to which
a public hearing was held on Tuesday, April 23, 1957, which said hear-
ing was duly and regularly continued to May 14, 1957, at which time
the matter was referred to the City Staff for study and report; that
on May 28, 1957, the Staff recommended that Ordinance No. 760 be
amended to require a 30-foot rear yard in Zone C-O instead of 20 feet,
and the within matter was held in abeyance pending consideration of
such change; that on June 11, 1957, this Commission instituted pro-

ceedings for the consideration of and making recommendations concern-
ing such suggested amendment of rear yard requirements culminating in
the adoption on November 19, 1957, of Ordinance No. 1001 amending
Ordinance No. 760 by changing the rear yard requirements and making
other related changes.
NOW, THEREFORE, THE CITY PLANNING COMMISSION OF THE CITY OF
ARCADIA DOES HEREBY FIND, DETERMINE, RESOLVE AND RECOMMEND AS FOLLOWS:

SECTION I. That, until the adoption of Ordinance No. 900
in December of 1954, medical offices were a permitted use in an R-3
Zone; that with the amendment of Ordinance NO..760, creating Zone C-O,
the location of medical offices in an R-3 Zone requires a zone vari-
ance, but that property zoned C-O may be developed for any R-3 use.
That the regulations of Zone D, as hereinafter recommended, will not
apply to property developed to R-3 uses only. That the placing of
the property hereinafter described in Zone C-O will tend to channel
future medical buildings into this area near the hospital rather than
to seek other locations by variance.
SECTION 2. That for the foregoing reasons this Commission
recommends to the Arcadia City Council that real property in the City
of Arcadia, County of Los Angeles, State of California, described as
. follows:
Lot 22 and the West 2.5 feet of Lot 23, Tract No. 2731,
as shown on map recorded in Book 33, page 29, of Maps,
records of Los Angeles County, except the southerly
100 feet thereof; and Lots 4 and 5 except the southerly
80 feet thereof; Lots 6 to 18 inclusive; Lot 19 except
that portion lying southerly of a line perpendicular to
the east line of Lot 20 and passing through a point in
said east line 100 feet north thereon from the southeast
corner of said Lot 20; Lot 20 except that portion lying
southerly of a line perpendicular to the east line of
Lot 20 and passing through a point in said east line
225 feet north thereon from the southeast corner of said
Lot 20; the Southerly 174.97 feet of the northerly 200
feet of Lots 21 and 22; Lots 23 to 29 inclusive; and
all of Lot 30 except the southerly 30.06 feet of the
easterly 105.87 feet thereof; in Tract No. 2828, as
shown on map recorded in Book 33, page 63, of Maps,
records of said County
be reclassified and placed in Zone C-O and also in Zone D!and that the
following restrictions be made applicable to the aforesaid property if
I . it be reclassified as t!ecQmnended and placed also in Zone D as recom-
mended, to wit:
1. No building shall be over two and one-half stories
in height.
2. There shall be a front yard of not less than ten
feet, and, in the case of a corner lot, there shall be
a side yard on the side street of not less than ten feet.

3. All buildings shall comply with the requirer,lents

9. The regulations contained in th:1.s rezolution

of these regulations. All non-conforming buildings
shall be removed from the lot when professional of-
fice uses are established. No lot shall be used
concurrently for both residential and professional
office use.
10. All flood lighting shall be directed away from
adjoining properties, or be so shielded as to not
shine on adjoining property.
11. The fifty-foot setback now in effect shall be ~
retained so that all new buildings for C-O uses will
be in line with the existing residential buildings.
12. The Planning Commission may modify any of the
foregoing conditions if such modification will not
adversely affect property or improvements in the
vicinity and if such modification will equally ac-
complish substantially the same results as will
the adherence to the foregoing conditions.
SECTION 3. The Secretary shall certify to the adoption
of this Resolution and shall cause a copy to be forwarded to the
City Council of the City of Arcadia.

I HEREBY CERTIFY that the foregoing Resolution was adopted
at a regular meeting of the City Planning Commission, held on the
25th day of February ,l958, by the following vote:
