A RESOLUTIOK OF THE CITY PLAI:NING
COf1iiilISSION OF THE CITY OF ARCADIA,
CALIFORNIA, RECO~JVIENDING THE GRANTING
OF A ZONE VARIANCE TO PERNIT THE
CONSTRUCTION AND r~INTENAKCE OF A
PET HOSPITAL AT lOG ~EST LAS TUNAS
DRIVE.
~'~AS, there was filed with this Commission on August 2G,
1957, the application of Reuben V, Senior and Fanny L, Senior, as
owners, for a zone variance to permit the follo\'ling described pro-
perty in the City of Arcadia, County of Los ADGeles, State of Cali-
fornia, to wit:

The test 75 feet of the East 135 feet, exclu-
sive of streets, of Lot ,f, Santa Anit" Colony,
as shown on map recorded in Hook 42, pa~e -7,
~tiscellaneous Recorus of said County,
located at 10L ~eRt Las Tunas D~ive, to ~e uS8d for the constl~ction
and eJaintenanca of a pet hospital; and,
I/HSREAS, after notice required by Ordinance No. 7,0, as
amended, of said City, a public hearing was duly held on the matter
by and before this Commission on the lOth day of Septemter, 1957,
;Ihich said hearing was dul,y continued to Jctober ~, IS57, at each
of '..:hlch times all interested persons were Given a full opportunIty
to be heard and to present evidence;
NOW, THEREFORE, THE CITY PLANNING COV~ISSION HEREBY DETER-
I;jINES AND RESOLVES AS FOLLOHS:
SECTION 1. That while there were protests, both oral and
. v~itten, to the granting of the variance, there were those vn10 spoke

SECTION 2, That the ~ranting of the rEquested vbriancE' 13

tIal property right of the applicant, possessed by other propert~ in
the 3Gme zone and vicinity, for the reason that subject property con-
stitutes a portion of the so-called Triangle, bounded on the north by
Las Tunas Drive, on the south by Live Oak Avenue, i:!TId on the \'!est by
El ;'lonte Avenue; that each individual parcel of property '.,'ithin the

SECTIon 3. 'rhat there are exceptional or extraordinary
circumstances applicable to the propertJ invol'led and to the intended
use of the property that do not apply generally to the property or
class of use in the same zone or vicinity. That by reason ox' variances
heretofore granted in the area of the Triangle, fe"r C-2 use 3 9re;.;entl~'
permitted by the zoning applicable to subject propert~ coulc be economI-
cally developed upon the property; that the intended use of the prcperty
contemplates the use of sound-proofing, air-conditionin~ and land~c~ping

SECTION 4. That the Granting of the requested va,'icnce
upon the conditions hereinafter recorrmended "ill not be materl~lly

SECTION 0. That for the foregoing reasons this Commission
recommends that s variance be granted for the use of the property
hereinsbove described for a pet hospital upon the follo.1ing conditions:
a. No building: shall be over t\!O and one-half stories in
hei(;ht.
b. The exterior walls of all buildings, other than brick
or naturQl field materials, shall be of pastel colors.
c, All exterior ",':alls shall be of ma sonry con::.truction
and all construction shall comply ~ith the raquirements for buildinfs
and occupancieG in Fire Zone 1.
d, No signs shall project above the roof line, and the
total area of all signs shall not exceed one square foot for each
lineal foot of building fronta::-;e on the street side. There c:ha11 he
no blin!dnc; lights or moving parts on any sign.
e. There shdll be no outside runs or pens, ::md all operu-
tions conducted on the premises in connection with the busineJs here-
by authori:?ed shall be carried on vlithin an enclosed ,)uil:J.in:::.
f. All buildings shall be completely sound-proofed und
air-conditioned.
g, All specifications for the sound-proofing and ~ir-
conditioning and all plans for the parking 3reas, landscapln~ and
exterior desiSn of building::: shall be first approvf:d by tl"le Plal1-
n:l.llo Commlssion.

SECTION 7. The Secretary shall certify to the adoption
of this fiesolution and shall cause a cupy of the same to be forwarded
to the City Council of the City of Arcadia.
I EEREBY CERTIFY that the foregoing Resolution \"as adopted
at a re::;ular meeting of the City Planning Commission held on the
22nd day of October, 1957, by the follo\'fing vote:
