11 RESOLUTION OF THE CITY PLANNING
COvllVIISSION OF THE CITY OF ARCADIA,
CALIFORNIA, RECONMENDING THE GRANTING
OF A ZONE VARIANCE TO PEro~IT THE
ERECTION OF AN ADDITION TO THE BUILDING
AT 1027 dOUTH FIRST AVENUE.
~rnEREAS, there was filed with this Commission on April 15,
1957, the application of the Church of Christ of Arcadia, as Ol'mer,
for a zone variance to permit the erection of an addition to tile
present building on Lot 16, Tract No. 13252, as shown on map re-
corded in Book 345, pages &, 7 and 8, of Maps, records of Los
Angeles County, except the i-lest 22 feet thereof, located at 1027
South First Avenue, thus eliminating all parking space on the lotj

WHEREAS, after notice req~ired by Ordinance No. TGO of
said City, as amended, a public hearing was duly held on the matter
by and before this Conwission on May 14, 1957, at which time all in-
terested persons were given a full opportunity to be heard and to
present evidence;
NOI.!, THEREFORE. THE CITY PLANNING COMlVIIS3ION HEREBY DETER-
~IIINES AND RESOLVES AS FOLL01:lS:
SECTICN 1. That there were no protests, either oral or
written, against the granting of the variance; that there were only
eight parking places on the parking lot, that permission has been

obtained from Safeway stores for the use of their parking lot, adja-
cent to the church on the w.es.t, during various church services and
meetings; that such parking more than fills the need of tne church
property i'or off-street parking and fully complies with the inte;~t,
if not the strict letter of Ordinance No. 760,
"ECTION 2. That the granting of tl~e variance for the
period hereinafter recommended will not be inconaistel'lt with good
planning practice or the provisions. of the master zonin~ plm1, or

with the present development of' the neighborhood in which said prop-
erty is located, nor Idll the granting of the variance as herein-
after recon~ended adversely affect the comprehensive general plan.
That there is an exceptional circumstance applicable to the intended
use of the property that does not apply generally to the property in
the :same zone, namely, that the propert~T is to be used for church
purposes) for tile most part at times when the adjacent commercial
parking lot will not be in use by store customers.
SECTION 3. That for the foreg0ing reasons, this Commission
recommends to the City Council of the City of Arcadia that a variance
be granted to permit the elimination of all parking space on the real
property described above and the erection of' an addition to the
present building on the lot.

SECTION 4. The Secretary shall cert,ify to the adoption of
this Resolution and shall cause a copy to be forwarded to the City
CQuncil'of the City of Arcadia.
I HEREBY CERTIFY that the foregoing Resolution was adopted
at a regular meeting of the City Planning Commission held on the
