A RESOLUTION OF THE CITY PLANNING
COMMISSION OF THE CITY OF ARCADIA,
CALIFORNIA, RECOMMENDING THE
RECLASSIFICATION OF REAL PROPERTY
AT THE REAR OF 1104 AND 110B SOurH
BALDWIN AVENUE FROM ZONE R-2 TO
ZONES PR-2 AND C-2.
WHEREAS, there was filed with this Commission on Janu-
ary 18, 1957, the application of J. Kendall McBane, M. D., as owner,
for the reclassification from Zone R-2 to Zone C-2 of the following
described real property located at the rear of 1104 and 1108 South
Baldwin Avenue in the City of Arcadia, County of Los Angeles, State
of California, to wit:

shown on map recorded in Book 42, page 32, of
Maps, records of Los Angeles County, commencing
at the northwest corner of Lot 39; thence South
3043' West 100.89 feet; thence North 86010'10"
East 215.<(8 feet; thence South 3043' West 40
feet; thenc-e North 86010'10" East 150.34 feet;
thence North 139.98 feet; thence South 860I0'10"
West 356.60 feet to beginning, except the West
150 feet thereof;
Parcel 2. Part of Lots 39 and 40 of said Tract
No. 3430, co~nencing South 3043' West IOO.B9 feet
from the northwest corner of Lot 39; thence South
3043' \vest 90 feet; thence North 89039'35" East
218.25 feet; thence North 63 feet; thence North
3043' East 40 feet; thence South 86010'10" West
215 feet to beginning, except the West 150 feet
thereof;

WHEREAS, after notice required by Ordinance No. 760, as
amended, of said City, a public hearing was duly held on the matter
by and before this Commission on the 26th day of February, 1957,
which hearing was duly continued to March 12, 1957, and still further
continued to March 26, 1957, at which times all interested persons
were given a full opportunity to be heard and to present evidence;
NOW, THEREFORE, THE CITY PLANNING COMMISSION HEREBY DETER-
rUNES AND RESOLVES AS FOLLOWS:
SECTION 1. That there were no protests, either oral or

written, to the granting of the application. That subject property
. is located at the rear of property presently zoned C-2; that it is
surrounded on the east, south and west sides by property zoned
either C-2 or C-3; that the extension of Arcadia Avenue eastward
would take in a portion of the north side of subject property; that
said property is more suited for commercial uses and parking pur-
poses than for residential use. That the development and use of
this property for commercial purposes only further increases the
need for adequate vehicular ingress and egress in the area; and that
if the property is to be zoned for and developed for commercial uses,
provision should be made at this time for more adequate vehicular
ingress and egress.
SECTION 2. That for the foregoing reasons this Commission

recomnrends to the City Council that the following described property
in the City of Arcadia, County of Los Angeles, State of California,
be reclassified and placed in Zone PR-2:
The East 115 feet of that part of Lot 39, Tract
No. 3430, as shown on map recorded in Book 42,
page 32, of Maps, records of Los Angeles County,
oomnrencing at the northwest corner of Lot 39;
thence South 3043' West 100.89 feet; thence North
86010'10" East 215.48 feet; thence South 3043'
West 40 feet; thence North 86010'10" East 150.34
feet; thence North 139.98 feet; thence South
87010'10" West 356.66 feet to beginning;
and that property in the City of Arcadia, County of Los Angeles,
State of C..1ifornia, described as follows be reclassified and placed

Angeles County, commencin~ at the northwest corner

except the West 150 feet thereof, and except the
East 115 feet thereof;
Part of Lots 39 and 40 of said Tract No. 3430, com-

northwest corner of Lot 39; thence South 3043' West

beginning, except the West 150 feet thereof;
that the reclassification herein recommended be granted only upon
the followine conditions:
1. That the Westerly 13 feet of Parcels I and 2, herein-
above described, be dedicated for the unifornl widening of Baldwin
Avenue;
2. That the wood frame accessory building, located on
Lot 39, Tract No. 3430, at the rear of the adjacent new clinic build-
ing be removed;
3. That a covenant be recorded indicating the applicant's
willingness to dedicate the Northerly 20 feet of Lot 39, Tract No.
3430, for street purposos, accompanied by the tender of a deed to
. the City of Arcadia for street purposes covering the said Northerly
20 feet of Lot 39, which deed shall be accepted by the City only if
and when Arcadia Avenue is extended east from Baldwin Avenue and
\~hich o.fferto dedicate shall expire after five yea'rs if Arcadia Ave-
nue be not thus extended within that time; that said covenant may
contain a condition that not less than ten feet of' the said Northerly
20 feet to be dedicated for street purposes may be used for parkway
and sidewalk purposes, northerly of and contiguous to the proposed

southerly line of Arcadia Avenue;
4. That the cost of the improvement of the street shall
be eqUitably distributed, based on the benefits at the time such im-
provements are installed;
5. That the existing dwelling recently relocated at the
rear of the property may be used for dwelling purposes but may not
be used for commercial purposes;
6. That that portion of the property which is rezoned to
Zone C-2 shall automatically be placed in Fire Zone No.1,
SECTION 3. The Secretary shall certify to the adoption of'
Resolution and shall cause a copy of the same to be forwarded
City Council of the City of Arcadia.

I HEREBY CERTIFY that the foregoing Resolution was
adopted at a regular meeting of the City Planning Commission held
on the 9th day of April, 1~57, by the following vote:

ABSENT: Commissioners Daly, Davison and Pratt
