RESOLUTION NO. 237

A RESOLUTION OF THE CITY PLANNING
CO~IISSION OF THE CITY OF ARCADIA,
CALIFORNIA, RECOMMENDING DENIAL. OF
A REQUESTED VARIANCE TO ALLOW
PROPERTY IN AN R-l ZONE TO BE USED
FOR AUTOMOBILE PARKING.

WHEREAS, there was filed with this Commission on Octo-
ber 25, 1956, the application of C. P. Cassady, Inc., as ovmer for
a variance to allow real property in an R-I Zone, located at the
rear of 84 West Huntington Drive in the City of Arcadia, County of
Los Angeles, State of California, to wit:
A portion of Santa Anita Rancho, as shown on map
recorded in Book 1, page 97 of Patents, records
of Los Angeles County, being that portion of the
right of way of the Southern Pacific Railroad (40
feet wide) shown on map of Tract No. 949, recorded
in Book 17, page 13, of Maps, records of said
County, described as follows:
Beginning at a point in the northwesterly line of
said right of way distant South 380331 West 234.06
feet from its intersection with the soutb line of'
Huntington Drive (100 feet wide) j thence South
38033' West 100 feet; thence South 510271 East 40
feet; thence North 38033' East 100 feet; thence
North 51027' West 40 feet to the point of beginning,
to be used as a public parking area; and,
WHEREAS, after notice required by Ordinance No. 7JO, as
amended, of said City, a public hearing was duly held on the matter

by and before tb~s COffinlission on the 13th day of November, 1950,
which hearing was duly continued to November 27, 1955, at which
times all interested persons were given a full opportunlty to be

heard and to present evidence;

NOW, TliEREFORE, THE CITY PLANNING COMIUSSION DETERJIlINES
AND RESOLVES AS FOLLOWS:
SECTION 1. That there were no protests, either oral or
written, to the granting of the requested variance. That the appli-
cant propOSeS to construct an office building on C-2 property adja-
cent to subject property on the north and needs such a variance to
required parking for the proposed building.

required parking could be obtained on t~e commercial property by
. reducing the size of' the proposed building. That the construction
of a commercial buildj,ng as planned and the use of subject prop.erty
for a parking area will create a traffic hazard; that it would be
necessary to w-lden the present street of only three lanes at least
ten feet and to construct a sidewalk of at least five feet in width.
SECTION 2. That althoug;h the size and location of subject
property might be considered exceptional or extraordinary circum-
stances, such conditions were in existence at the time the owner
purchased said property. That the granting of such a variance
would adversely affect the plan for the development of the civic
center and the comprehensive general plan -for the City of Arcadia;
and the increaSing traffic problem would be detrimental to ti1e pub-
lic health and welfare.

SECTION 3. That for the foregoing reasons this Commission
recommends to the City Council that the application of C. P. Cassady,
Inc. for a variance on the above described property be denied.
SECTION 4. The Secretary shall certify to the adoption of
this Resolution and shall cause a copy of the s~ne to be forwaraed
to the City Council of the City of' Arcadia.
I HEREBY CERTIFY that the foregoing Resolution was adopted
at a regular meeting of the City Planning Commission held on the 11th
day of December, 1956, by the following vote:
AYES: Commissioners Acker, Balser, Robertson, Sorenson
and Vachon
NOES: None
ABSENT: Commissioners
