RESOLUTION NO. 227

A RESOLUTION OF THE CITY PLANNING
CO~iISSION OF THE CITY OF ARCADIA,
CALIFORNIA, RECOMMENDING THE GRANTING
OF A VARIANCE TO PERMIT THE ERECTION
AND OPERATION OF AN AUTOMOBILE
LAUNDRY AT 66 WEST LAS TUNAS DRIVE.
WHEREAS, there was filed with this Commission on July 3,
1956, the application of Herbert Kalliwoda, as owner, for a zone
variance to permit the following described property, to wit:
The easterly 100 feet of the westerly 300 feet
of Lot 69, Santa Anita Colony Tract, as shown
on map recorded in Book 42, page 87, Miscel-
laneous Records of Los Angeles County,
located at 66 West Las Tunas Drive, to be used for the erection and

operation of an automobile laundry; and,
WHEREAS, after notice required by Ordinance No. 760, as
amended, of said City, a publiC hearing was duly held on the matter
by and before this Commission on the 24th day of July, 1956, which
hearing was duly continued to August 14, 1956, at which times all
interested persons were given a full opportunity to be heard and to
present evidence;
NOW, THEREFORE, THE CITY PLANNING COMMISSION HEREBY DETER-
MINES AND RESOLVES AS FOLLOWS:
SECTION 1. That there were no protests, either oral or
written, to the granting of the requested variance. That although

subject property is presently zoned C-2, property across the street
from it on the north side of Las Tunas Drive is zoned C-3 and prop-
erty in county territory to the south is zoned C-3; that a variance
has been previously granted to property on the west; that said prop-
erty is in an area already under consideration for possible rezoning
to C-M.
SECTION 2. That the publiC welfare and convenience rea-
require the requested variance, and that upon the conditions

recommended, such variance will not be inconsistent with good plan-
. n1ne; practice, nor with the provisions of the master zoning plan,
nor with the present or prospective development of the neighborhood
in which the property is located, nor detrimental or injurious to
other properties and improvements in the same vicinity and zone.
SECTION 3. That for the foregoing reasons, this Commission
recommends to the City Council of the City of Arcadia that a variance
be granted to permit the real property hereinabove described to be
used for the erection and operation of an automobile laundry, upon
the following conditions:
a. That a revised plot plan and an architectural render-
ing of the building be approved by the Staff and Planning Commission,
and that all improvements on the subject property substantially com-
. Ply with the plot plan and architectural design thus approved by the
Planning Commission.
1>. All compressors and boilers and exhaust fans shall be
constructed and maintained in a closed section of the structure and
adequately soundproofed, all to the satisfaction of the Building
Department and the Planning CollJillission.

SECTION 4. The Secretary shall certify to the adoption of
this Resolution and shall cause a copy to be forwarded to the City
Council of the City of Arcadia.
I HEREBY CERTIFY that the foregoing Resolution was adopted
at a regular. meeting of the City Planning Commission held on the
28th day of August, 1956, by the following vote:
