RESOLUTION NO. 221 A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ARCADIA, CALIFORNIA, RECOMMENDING DENIAL OF REQUESTED CONTINUATION OF VARIANCE TO PERMIT PROPERTY IN AN R-l ZONE TO BE USED FOR A TRACT SALES OFFICE. WHEREAS, Camden-Wilshire Company, a corporation, as own- ers, on May 21, 1956, applied ror the oontinuation of a variance to permit the use of property located in an R-l Zone at 1666 North Santa Anita Avenue, described as follows: Lot l, Tract No. 14626, as shewn on map recorded in Book 365, page 36, of Maps in the office of the County Recorder of Los Angeles County, as a tract sales office in connection with the sale of properties in the Santa Anita Highlands and to allow the continuance of the pres- ent or similar signs for the period of the variance; and, WHEREAS, after notioe required by Ordinance No. 760 of said City, a public hearing was duly held on the matter by and be- fore this Commission on the 12th day of June, 1956, at which time all interested persons were given a full opportunity to be heard and to present evidence; NOW, THEREFORE, THE CITY PLANNING COMMISSION OF THE CITY OF ARCADIA DOES HEREBY FIND AND DETERMINE AS FOLLOWS: SECTION 1. That there were numerous protests, both oral. and written to the granting of the variance; that over 90% of the owners of all the property within 300 feet of sUbjeot property pro- tested either orally or in writing to the granting of the variance, stating that they had purchased the property for residential use with the understanding that the tract sales office was a temporary use of said Lot I; that said property is in a high olass R-l Zone. SECTION 2. That no exceptional or extraordinary circum- stances were shown applicable to the property; that the need for a tract sales office at that location. which warranted the granting of the variance that expired four years ago, no longer exists; that the -1- o ./l'l ' " . .~ 221 'I ,,~ '!' . .r' . . tract sales of rice building is on a temporary roundation and could ~ be easily moved. That the granting or such a varianoe would be detri- mental and injurious to the surrounding R-l property. SECTION 3. That for the foregoing reasons, this Commis- aion recommends to the City Council that the request of Camden Whilshire Company for a zone variance be denied and that said Cam- den Wilshire Company be allowed one hundred twenty (120) days to move said traot Bales office to another location. SECTION 4. The secretary shall certify to the adoption of this Resolution and shall cause a copy to be forwarded to the City Council of the City of Aroadia.
