RESOLU'l'ION NO. 197
A RESOLUTION OF THE CITY PLANNING
COMMISSION OF THE CI'!'! OF ARCADIA~
CALIFORNIA~ RECOMMENDING THE GRAm'ING
OF A VARIANCE 'l'O PERMI'l' THE CONSTRUCTION
OF A DUPLEX AT 241 0AKH0R8T LANE
WHEREAS, there was filed with this Cammission on May 17,
1955, the petition of Lorraine M. Stettler and Robert H. Stettler,
as owners, for a zone variance to permit the following desoribed
property, to-wit 1
That portion of Lot 5, Tract No. 13487, as
shown on map recorded 1n Book 272, pages 14 and 15,
of Maps, records of Los Angeles County, bounded
southeasterly by the following described line:
Beginning at the most southerly oorner of said lot,
the southerly line or said Lot 5 haVing a bearing
of South 78009'12" West; thence north 16031107"
east 91.63 teet; thence north 66019843" east 293.76
feet to the easterly line of said Lot 5,
to be used for the oonstruction and maintenance thereon ofa
duplex with attached garage. and,
WHEREAS, after notice required by Ordinanoe No. 760 of
said City, a public hearing was duly held on the matter by and
before this CODlID1ssion on the 14th day ot June, 1955, at which
time all interested persons were given a tull opportun1 ty to be
heard and to present evidence;
NOlr1~ THEREFORE, the City P)ann'llg COIlIIlI1ssion hereby
determines and resolves as tollows:
SECTION 1. That there were no protests to the granting
of the requested variance. That subJeot property is classified
. Zone R-1; that it contains approx1mate1y 30,000 square feet, suffi-
cient tor two residences if in separate buildings, but that it

backs up to the Santa Fe Railroad right of way and there is a storm
drain channel cutting through the easterly portion of the parcel,
mA~1ng the easterly half undesirable for residential purposes. That
a variance has been granted for multiple family residences on the
property to the south.

SECTION 2. That the granting ot a variance as herein-
after recommended is necessar,v tor the preservation ot substantial
property rights ot the applicant tor the toregoing reasons. That
the granting ot the variance as hereinatter recOllDDended will not
be inconsistent with good planning practice. nor with the provi-
sions ot the master zoning plan. nor With the present or prospective
development ot the neighborhood in which the property is located.
but rather in contonn!ty with each ot the foregoing.
SECTION 3. That for the foregoing reasons. this Commis-
sion recOllllllends to the City Council of the City of Arcadia that a
variance be granted to penn! t the above described property to be
used tor the construction and maintenance of a duplex upon oondi-
tion that no additional residences shall be constructed on said
. property so long as the duplex hereby authorized is maintained or
used tor occupancy as a dwelling for more than one family.

SECTION 4. The Secretary shall certity to the adoption
01' this Resolution and shall cause a COP7 01' the same to be tor-
warded to the City Council of the City of Arcadia.
I HEREBY CERTIFY that the foregoing resolution was
adopted at a regular meeting of the City Planning COIIlIIl1ssion held
on the 12th day ot July. 1955. by the following vote:
AYES: Colll1ll1ssioners Acker, Balser, Daly. Pratt. Robertson,
Sorenson and Vachon
