RECOMMENDING THE RECLASSIFICATION OF REAL PROPERTY ON THE NORTH SIDE OF LIVE OAK A VENUE BETWEEN SANTA ANITA AVENUE AND SIXTH AVENUE TO ZONES c-o AND C-l. THE CITY PLANNING COMMISSION OF THE CITY OF ARCADIA. CALIFORNIA, DOES DETERMINE, RESOLVE AND RECOf'lMEND AS FOLLOWS: . SECTION 1. That on April 26. 1~55, this Commission adopted ita Resolution No. 186, instituting proceedings for the considera- tion of and making recommendations concerning the reclassification from Zones R-3 and C-2 to Zone C-O or Zone C-1 of the following described real property in the City of Arcadia: Lots 6. 7, ~, 9. 19 and 20. Tract No. 11438. a~per map recorded in Book 234. page 22. of' Maps. in the office of the County Recorder 01' Los Angeles County; Lots I. 2. 3 and 43. Tract No. 12915. as per map recorded in Book 270. page 10. of' Maps, in the of'fice of the County Recorder of' Los Angeles County; Lots 4 and 5. Tract No. 12670. as per map recorded in Book 245. pages 47 and 48, of Maps, in the office of the County Recorder of said County; Lot 13, Tract No. 12565, as per map recorded in Book 259. page 31. of Maps, in the office of the County Recorder of said County; Lots I. 2. 30, 31. 32. 33. 53 and 54. Tract No. 13217, as per map recorded in Book 264, pages 26 and 27. of Maps, in the office of the County Recorder of said County; the South 200 feet of Lots 1, 2. 3 and 4, and all of Lots 5 and 6. Tract No. 11382, as per map recorded in Book 240. page 45, of Maps. in the office of the recorder of said County; and the South 200 feet of the east 240 feet of Lot 65; that'part of Lot 99 lying west of Lot 1, Tract No. 12915; and the south 200 feet of the west 100 feet of the east 742.01 feet of Lot 109, Arcadia Acreage Tract as per map recorded in Book 10. page 18, of Maps, in the office of the County Recorder of said County. . SECTION 2. That at the public hearing on May 2~.. 1955, a petition was presented bearing 158 signatures and representing 113 parcelS of land located north of the Live Oak Avenue frontage - 1 - 194 . . . . protesting any reclassification to a commercial zone of the front- age on Live Oak Avenue between Santa Anita Avenue and Sixth Avenue. Verbal protests were given by several persons in the audience stat- ing that any commercial development on the north side of the street would be detrimental to residential property values nearby. That written and verbal requests were received from several owners of property on Live Oak Avenue requesting rezoning to a commercial zone. That a communication was received frsm the Arcadia Community Ch\U'ch requesting that their property at the northwest corner of Third Avenue and Live Oak remain in the R-3 Zone. SECTION 3. That the properties under discussion have long been zoned for residential purposes, and have been but sparingly developed for uses heretofore permitted. That the major intersec- . tions should be reclassified for light commercial uses as uniformly provided throughout the City, and the balance of subject property should be reclassified for professional uses. That such reclassi- fication will assist in developing the subject property without causing undue or unnecessary detriment to the adjacent residential properties, as such reclassification will in the main only restore substantially the same uses enjoyed by the properties prior to the adoption of Ordinance No. 900. SECTION 4. That although alleys to the rear of the sub- ject properties are desirable, they are difficult if n0t impossible to acquire at this time. That to the extent possible, provisions should be made now to permit the ultimate installation of alley . access to the subject properties. SECTION 5. That for the foregoing reasons, this Commission recommends to the City Council that the subject property be reclassi.. fied as follows: Lots 6 and 7, Tract 11438; 'Lot 55, Tract 1321'{; the Easterly 212 feet of.Lot 5, Tract 126'70; .and Lot 6, Tract 11382;. to be zoned C-l; - 2 - 194 . . . . Lots 8, 9, 19, except the north one foot thereof, and Lot 20, Tra~t 11438; Lots 1, 2, 3 and 43, Tract 12915; Lot 4 ",,,1 Tn!. .Ii and Lot 5. except the ~ easterly 212 feet thereof, Tract 12070; Lots 30, 31, 32, 33, 53 and 54, Tract 1321'(; the South 200 feet of Lots 1, 2, 3 and 4, and all of Lot 5, Tract 11382; and tlae South 200 feet of the East 240 feH of Lot 65, that part of Lot 99 lying west of' Lot I, Tract 12915, and the South 200 feet of the West 100 feet of the East 742.01 feet of Lot 109, Arcadia Acreage Tract; to be zoned C-O; Lots 1 and 2, Tract 13217; and Lot 13, Tract 12565; to remain in the R-3 zone. SECTION 6. That it be further recommended that such re- classification be not completed until this Commission shall have recommended changes of applicable setbacks and fire zones after further consideration thereof by this Commission in the li~ht of the reclassification hereinabove recommended. . SECTION 7. The Secretary shall certify to the adoption of this Resolution and shall cause a copy to be forwarded to the City Council of the City of Arcadia.
