RESOLUTION NO. 190
A RESOLUTION OF THE CITY PLANNING
COMMISSION OF THE CITY OF ARCADIA,
CALIFORNIA, RECOMMENDING THE GRANTING
OF A VARIANCE TO PERr-IIT THE CONSTRUC-
TION, MAINTENANCE AND OPERATION OF A
MEDICAL OFFICE BUILDING AT 514 WEST
HUNTINGTON BOULEvARD IN SAID CITY
WHEREAS, there was filed with this Commission on April 6,
1955, the petition of Pearle M. Nash, as owner, for a zone variance
to permit the following described property, to-wit:
Lot 18, Tract No. 2828, as shown on map
recorded in Book 33, page 63, of Maps,
records of Los Angeles County,
to be used for the construction, maintenance and operation of a
medical building thereon; and
WHEREAS, after notice required by Ordinance No. 760 of
said City, a public hearing was duly held on the matter by and be-
fore this Commission on the 26th day of April, 1955, at which time
all interested persons were given a full opportunity to be heard
and to present evidence;
NOW, THEREFORE, the City Planning Commission hereby
determines and resolves as follows:
SECTION 1. That there was only one protest to the granting
of the requested variance. That the subject property has for many
years been classified Zone R-3. That until the adoption of Ordinance
No. 900 subject property could lawfUlly be used for the construction,
maintenance and operation of a medical office, and that it is in the
area recently considered for rezoning to the C-O Professional Office
Zone. That there are other medical buildings in the area.
SECTION 2. That the granting of a variance as hereinafter
recommended is necessary for the preservation of substantial prop-
erty rights of the applicant fOr the foregoing reasons. That the
granting of the variance as hereinafter recommended will not be
inconsistent with good planning practice, nor with the provisions of
the master zoning plan, nor with the present or prospective

development of the neighborhood in which the property is located,
. but rather in conformity with each of the foregoing.
SECTION 3. That for the foregoing reasons, this Commis-
sion recommends to the City Council of the City of Arcadia that a
variance be granted to permit the above described property to be
used for the construction, maintenance and operation thereon of a
medical office building upon the following conditions:
1. That subject property shall be used for only those
uses perm1tted in Subsections d, e, f, i, j, k, 1 and n of Section
8.l-A-2 of Ordinance No. 760 as amended by Ordinance No. 900;
2. That the southerly 30 feet of the property be dedi-
cated for alley purposes;
3. That the plot plan and final plans and specifications
of the bUilding be approved by the City Engineer and Planning Com-

mission Drior to the construction upon or use of the premises for
any purpose authorized by the variance hereby recommended.

SECTION 4. The Secretary shall certify to/thiS Resolu-
tion and shall cause a copy to be forwarded to the City Council
of the City of Arcadia.
I HEREBY CERTIFY that the foregoing Resolution was adopted
at a regular meeting of the City Planning Commission held on the
24th day of ~my, 1955, by the following vote:
AYES: Acker, Daly, Pratt. Robertson and Vachon
NOES: None
ABSENT: Balser
