RESOLUTION NO. 185 A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ARCADIA, CALIFORNIA, MAKING FINDINGS AND RECOMMENDATIONS CONCERNING THE RE- QUESTED RECLASSIFICATION FROM ZONE R-l TO ZONE R-2 OF CERTAIN REAL PROPERTY IN SAID CITY WHEREAS, there was filed with this Commission on Febru- ary I, 1955, the petition of George BarQun and Edith J. Bartron, owners, and the Church of the Good Shepherd (Methodist), purchaser, requesting a change of classification from Zone R-l to Zone R-2 of the following described real property: A portion of Lot I, Tract No. 4090, as shown on map recorded in Book 43, page 47, of Maps, records of Los Angeles County, described as follows: Beginning at a point in the southerly line of Duarte Road (60 feet wide) distant 190.51 feet westerly thereon from the intersection of the said southerly line of Duarte Road with the west line of Holly Avenue (60 feet wide); thence we.sterly along said southerly line 90 feet; thence south parallel with the west line of Rolly Avenue 318.72 feet; thence east 88.84 feet; thence north 332.80 feet to the point of beginning, being located at 424 West Duarte Road; and, WHEREAS, pursuant to notice duly given as required by law, a public hearing on the matter was held on February 23, 1955, at which time all interested persons were given a full opportunity to be heard and to pI' esent evidence; and, WHEREAS, said l"lanning Commission has reviewed and fully considered the matter; NOW. THEREFORE, the City Planning Commission of the City of Arcadia does hereby find, determine, resolve and recommend as follows: SECTION 1. That there were no protests to the requested reclassification of the above described property. That the subject - 1 - 185 ~ . . . property is adjacent to property owned by the Church of the Good Shep- herd which has been zoned for, developed to and used as a church for a number of years. That the full and proper development of the church property and the functions performed by the church require the acquisition and use of the above described property. That all but three of the owners within three hundred feet of the subject property joined in the petition for its reclassification. That the public weltare and convenience reasonably require the requested reclassifi- cation. SECTION 2. That for the foregoing reasons this Commission recommends to the City Council that the requested reclassification of the above described property be granted upon condition that an additional twelve feet of Duarte Road frontage along subject property . and the property of the Church of the Good Shepherd adjacent to the east be dedicated for street purposes prior to the reclas.sification of the above described property becoming effective. SECTION 3. This Commission further recommends to the City Council that the existing setback of fifty (50) feet affecting the above described property be changed to a setback of sixty (60) feet south of the center line of Duarte Road by the institution of appropriate proceedings therefor. SECTION 4. The Secretary shall certify to the adoption of this Resolution and Shall cause a copy to be forwarded to the City Council of the City of Arcadia.
