!JAKING FINDINGS AND REC01:Jl'lENC1.'::'IONS CON-
OERNING THE REQUESTED RECLASSIFICATION
FROM ZONE R-l TO ZONE R-2 OF CERTAIN REltL
PROPERTY IN SAID CITY
WHEREAS, there was filed with this Commission on Novem-
ber 10, 1954, the petition of Sam V. Gordon and Joe V. Gordon, re-
questing a change of classification from Zone R-l to Zone R-2 of
the following described real property:
A portion of Lot 9, Block 89, Santa Anita Tract,
as shown on map recorded in Book 34, pages 41 and
42, Miscellaneous Records of Los Angeles County;
described as follows:

Beginning at a point 8 feet north and 116 feet east
from the intersection of the south line of said Lot
9 with the east line of First Avenue; thence north
135 feet; thence east 34 feet; thence north 55 feet;
thence east to the southwest line of the easement
to the Los AnFteles County Flood Control District;
tbence south 18034'04" east along said easement to
a line 8 feet north from the south li!!e of said Lot
9; thence west to begin..l'J.ing; being the nroperty at
the rear of 802 North First Avenue;
and,
WHEREAS, pursuant to notice duly riven as required by law,
at
a public hearing on the matter was held on December 14, 1954,jwhich
time all interested persons were given a full opportunity to be
heard and to present evidence; and,
WHEREAS, said Planning Commission has reviewed and fully
considered the matter;
NOW, THEREFORE, the City Planning Commission of the City
. of Arcadia does hereby find, determine, resolve and recommend as
follows:
SECTION 1. That the front 116 feet of applicant's prop-
erty, of which subject property is a portion, is already zoned R-2.
Property adjoining subject property to the south and west is alre&dy
zoned R-3. The propert:r adjoining subject property on the nortl1. is
already zoned R-2. 'rhat the proper development and utilization of

$ubject property require its reclassification from Zone R-l to Zone
R-2. That the reclassification of subject prop,erty will not be con-
trary to the comprehensive general plan but rather in conformity
With it. That the requested reclassification Vlill not be detri-
mental to other properties or improvements in the same vicinity.
SECTION 2. That for the foregoing reasons, this Commis-
sion recommends to the City Council of the City of Arcadia. that
the above described property be reclassified from Zone R-l to Zone
R-2.
SECTION 3. The Secretary shall certify to the adoption
of this Resolution and shall cause a copy tc be forwarded to the
City Council of the City of Arcadia.
I HEREBY CERTIFY that the foregoing Resolution was adopted
. at iii regular meeting of the City Planning Commission held on the
28th day of December, 1954, by the follo~ing vote:

Sorenson and Vachon
