REsowrrON NO. 171 A RESOLUTION OF THE CITY PLANNING COMMISSION OF TIlE CITY OF ARCAIl[A, CALIFORNIA, RECOMMENDING TIlE GRANl'ING OF A VARrANCE TO PERMIT THE U.$ OF CERTAIN REAL PROPERl'Y FOR A REAL ESTATE OFFICE WHEREAS, there was filed with this Commission the petition of A:nde:J:'son- Robbins Co., as awner, for a variance to pe1'lltl.t the use of the present building on the follOiling described property: The East 107.23 feet of the west 113.23 feet of Lot 14, Tract No. 808, as shOllI1 on map recorded in Book 16, pages 82 and 83, of Maps, records of Los Angeles County, "f,' excepting the south 285 feet thereof; . .,', , -,~ ;~ " iI" Jr as a real estate office,. and ..."~,,v " '1.- 'C) d.' j(." WHEREAS, after notice as required by law, a public hearing was duly held on the matter by and before this Commission on the 26th day of September, 1954, at which time all interested persons were given a full opportunity to be b()ard and to present evidence; N<1N, THEREFORE, the City Planning Commission cIoes hereby find and dBteJ:'mine as follows: .$CTION 1. That the property described:. above comprises- a portion of a proposed subdiVision, of which the applicant; is the awner and developer; - ~ that Duarte Road lies within an area requiring study under the propoeed alIlen<:1ment to Ordinance No. 760, creating four commercial zones. 'l'hat the requested variance will entail no substantial aJ.teration of the premises, i8' a professional type of use contemplated in Zone C-o and would not be materially detrimental to the property or improvements in the area involved. That the granting of the variance is reasonably ll8Cessary because the present lIloning applicable to subject property precludes the proper dewlopmant of the property from a f'inancial standpoint. That the granting of the variance will not be contrary to the comprehensive general plan but rather is in conformity with it. .$CTION 2'. That for the foregoing reasons, this Commission recom- mends to the City Council that the requested application for a variance be upon the following conditiCllls: - 1 - , , ,'J/.I' f I}'; . That the variance be limited to a period of one year trom the effective date of t.he variance, unless the same be extended by prooeed- ings duJ;y held for the granting of a variance. SECTION 3. The Secretary shall. certify to the caption of this Resolution and shall. cause a copy to be forwarded to the City CouncU of the City of Arcadia.
