\'lHEREAS, at'ter due notioe as required by law, a pub1io hearing on
the matter was held by and before this Commission at Which time all persons
were given full opportunity to be heard and to present evidence;
Nrnl, THEREFORE, the City Planning Conmiesion of the City of Arcadia
does hereby determine, resolve and recommend as follows:
SECTION 1. That the reo1assification of any portion of subjeot
.
property to Zone 0-2 would be oontrary to the general plan and detrimental to
the properties and improvements in the area prinoipa1ly for the reason that
Zone 0-2, as presently in force, permits unlimited oommeroial uses of 0-2
properties, many of which uses would be extremely disharmonious and undesira-
ble in the location of subjeot property. That this Commission has recommended
the oreation of four commercial zones so that harmonious commerioal uses may
be assembled in given locations and commercial uses so granted as to minimize
the harmful effeots thereof on adjoining properties. That while prooeedings
for suoh amendment of Ordinanoe No. 760 are still pending, subjeot applioation
is premature.
SECTION 2. That for the foregoing reasons, this Commission reca.m-
mends that the applioation of Anderson-Robbins and Leo R. Neuer for the re-
olassifioation of the above desoribed property be denied as being premature,
without prejudice to reoonsideration of the subjeot property either upon this
