P.ECO;:r.:ENDTI,G THE GRANTING OF A ZONE VARI.~fCE AFFECTING CER- TAIN REAL PROPERTY IN SAID CITY TO P:smUT THE CONSTRTICTION. MAINTENANCE [JP.) OPERATION OF AN ADDITIO}j TO THE UNITED PARCEL SERVICE BUILDnTG THEREON ~nIEREAS. there was filed with this Commission on April 6. 1954, the petition of Pascadia Realty Company, as owners. request- ing a zone variance affecting the following described real property: The east 65 feet of Lots I and 2. Block 3. Tract No. 101. as shorn on map recorded in Book 13. page 52 of Maps. records of Los Angeles County to permit the same to be used for the construction. maintenance and operation of a masonry extension of the 9resent building located on the front portions of said Lots 1 and 2; and ~~I&REAS. after due notice as required by Ordinance No. 760 of the City of Arcadia, a public hearing on the matter ~as held by and before this Commission on the 27th day of April. 1954. at which time all interested persons were given a f'ull opportunity t? bo ~eard and to present evid~nce; Na#. THEREFORE. the City Planning COlnmission of the CIty of Arcadia does hereby determine and resolve as follo~s: SECTION 1. That there were no protests to the gr~~ting of the request~d vari~ce. SECTION 2. That the front 150 feet of subject propertt0s are already zoned C-2 and lawfully improved end ~sed for the busi- ness of the United Percel Service Company. That the rear 65 feet of the subject lots are in the R-3 zone and are already subject to a transitional use for vehicular parking. That all of said Lots 1 0J10. ? "rere acquired by the present armors in 1949 C-l'J.d since then have been and still are under one awnershiry. That the pro~erty to the south of subject property is already in the C-2 zone; Thet the nature of the basiness presently conducted thereon must be inte6rat3u J 1',. /,/".1, Cj t (; P- . That the granting of the variance requested is therefore reasonable and nocessary for the preservation and enjo~uent of sub- . stantial property rights of the applicant. SECTION 3. That the granting of' tho variance requested will not be materially detrimental to the public "Tslfare nor injuri- ous to the property or tnprovements in the vicinity and zone in which the property is located. The property to the south is in a commercial zone and the subject property is now subject to a transitional use for off-street parking. SECTION 4. That tlw granting of the variance requested will not adversely affeot the comprehensive general plan. That the major portion of the subject lots Is already zoned for and l~wfully used for the business of the United Parcel Service and it especially has been shown that this business has not been detrimental to the prop- erty or improvements in the area and the requested extension of this use will likewise not be detrimental. SECTION 5. For the foregoing reasons. this Commission recommends to the City Council that the requested variance be gr~ted upon the follow ing condi tions: 1. That the proposed masonry addition be located no cles er than twenty-five (25) feet from Lucile street. . 2. That the entrance to said proposed extension be only through the existing building. 3. That off-street parking be provided on Lots 1 and 2 at least to the extent of one (1) 250 square-foot parking space for . each 500 square feet of the proposed extension. 4. That said Lots 1 and 2 be improved with the construction of curbs a.nd gutters along the easterly line of Sante. Anita Avenue adjaoent to said lots. 5. SECTION 6. The Secretary shall certify to the adoption of this Resolution and shall cause a copy of the same to be for- warded to the City Council of the City of Arcadia.
