A RESOLUTION OF THE CITY PLANNING
COMMISS~ON OF THE CITY OF ARC~DIA.
CALIFORNIA, RECOMMENDING THE. GRANTING
OF A ZONE VARIANCE FOR THE USE OF THE
EXISTING BUILDING AT 110 LA PORTE
STREET FOR LIGHT MANUFACTURING AND
ASSEMBLY.

WHEREAS, there was filed with this Commission on the
21st day of May, 1962, the application of William B. Ward et aI,
as owners, for a zone variance to permit the existing bUilding to
be used for light manufacturing of missile and air craft components
in Zone 0-2 upon the following described property located at 110
La Porte Street in the City ,of Arcadia, County of Los Angeles, State
of California, to wit:
The rear 50 feet of Lot 36, Block 81, Santa
Anita Tract, as shown on map recorded in
Book 15, page 89. Miscellaneous Records of
said County;
and,
WHEREAS, after notice required by the Zoning Ordinance
of said City, as amended, a public hearing was dUly hel~ on said
matter by and before this Commission on the 12th day of June, 1962,
at which time all interested persons were given a full opportunity
to be heard and to present evidence;

NOW, THEREFORE. THE CITY PLANNING COMMISSION DOES HEREBY
DETERMINE AND RESOLVE AS FOLLOWS:
SECTION 1. That subject property is a lot 50 feet by 145
feet, ,presently zoned C-2. That the lot is developed with two build-
inga, one of which is frame and used as an auto repair shop. That
the second building for which the variance is requested is of cement
block and is occupied by an instrument repair firm that is basically
a one-man operation. That such use is more desirable than the former

use as an automobile repair shop which is permissible in Zone C-2.
That subje.ct property lies between the Santa Fe main-line railroad
and the Foothill Freeway soon to be constructed, and within the
area under study for a light manufacturing zone. That the fore-
going const~tute exceptional circumstances applicable to the prop-
erty involved that do not apply generally to the property in the
same ,zone. That the granting of the requested variance will not be
materially detrimental to the property or class of use in the same
zone or vic~nity. That subject property is in a transitional area,
and the temporary use of the limited purpose structure for reason-
able purposes available is necessary for the preservation and en-
joyment of a substantial property right of applicant possessed by
other property ~n the same zone and vicin~ty. That the granting of
the requested variance will not adversely affect the comprehensive
general plan.
SECTION 2. That for the foregoing reasons, this Commis-
sion recommends to the City Council of the City of Arcadia that a
variance be granted for a period of two years to permit the use of
the above property for light manufacturing and assembly as proposed
by applicant upon the following conditions:
a. That the west 10 feet of Lot 36, Santa Anita Tract
be dedicated for street purposes to become a part of First Avenue.
b. That the variance be limited to a period of two (2)
years from and after the date of approval thereof by the City Coun-
cil; provided, however, that upon written application made prior to
such expiration, this Commission may recommend and the City Council
make grant an extension thereof without the necessity of further hear-
~ngs or notice.
SECTION 3. The Secretary shall certify to the adoption
of this resolution and shall cause a copy of the same to be forwarded
to the City Council of the City of Arcadia.

I HEREBY CERTIFY that the foregoing resolution was adopted
at a regular meeting of the City Planning Commission held on the 12th
day of June, 1962, by the following vote:
AYES: Commissioners Acker, Forman, Norton, Rutherford
and Golisch
