RESOLUTION NO. 441 A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ARCADIA, CALIFORNIA, RECOMMENDING THE DENIAL OF A ZONE VARIANCE TO ALLOW A THIRD HOUSE ON THE LOT AT 734-738 WEST LONGD~ AVENUE IN SAID CITY. WHEREAS, there was filed with this Commission on the 8th day of February, 1962, the application of John T. Waterhouse and Nadine O. Waterhouse, as owners, for a zone variar,lCe to build a third house on property located at 734-738 West Longden . Avenue in the City of Arcadia, County of Los Angeles, : State of California, described as follows: The easterly 70 feet of the westerly 180 feet of Lot 1, Block "0", Santa Anita Land Company's Tract, as shown on,map recorded in Book 6, page 137, of Maps, Records of said County) and, WHEREAS, after due notice as required by the Zoning Ordinance of said City, a public hearing was duly held on the matter by and before this Commission on the 27th daY9f February, 1962, at which time all interested persons were given a full opportunity to be heard and to present evidence; NOW, THEREFORE, THE CITY PLANNING COMMISSION HEREBY DETERMINES AND RESOLVES AS FOLLOWS: SECTION 1. That there was but one protest to the granting of the zone variance. That subject property is devel- . oped with a residence and two car garage on the front portion with another residence and garage with a separate driveway located midway back on the lot. That the lot is zoned R-l and has a frontage of 70 feet, ~ depth of 300 feet, and an area of 21,000 square feet. That this area is a part of Annexation No. 17-A and was originally developed under County standards,. -1- 441 v , ~ ..,~ .. ,... . . ~ That although it is possible to place the third house on subject property, there are other large properties in the immediate vicinity, and elsewhere throughout the City that do not enjoy the extra dwelling privileges. SECTION 2. That it has not been shown that there are exceptional or extraordinary circumstances applicable ,to subject property or to the intended use thereof that do not apply gener- ally to the property or class of use in the same zone or viCinity, or that the variance is necessary for the preservation of any property right of the applicant possessed by other pr0perty in the same zone or vicinity. That the granting of the ~equested va~iance from the zoning requirements would constitute poor plan- ning practice and would adversely affect the comprehensive general . plan. SECTION 3. That for the foregoing reasons, this Com- mission recommends to the City Council that the reque~ted variance to allow a third house on the lot, at 734-738 West Longden Avenue on the above-described property be denied. SECTION 4. The Secretary shall certify to the adoption of this resolution and shall cause a copy of the same to be for- warded to the City Council of the City of Arcadia. I HEREBY CERTIFY that the foregoing resolution was adopted . , at a regular meeting of the City Planning Commission held on the 13th day. of March , 1962, by the following vote: .
