RESOLUTION NO. 413 A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ARCADIA, CALIFORNIA, RECOMMENDING THE RECLASSIFICATION OF THE PROPERTY AT THE REAR OF 1020 SOUTH BALDWIN AVENUE IN SAID CITY FROM ZONE PR-3 TO ZONE C-2. WHEREAS, there was filed with this Commissio~on May 23, 1961, the application of G. M. Shumaker, as ~~er, forlA change of . zone from Zone PR-3 to Zone C-2 of the rear portion of the property located at 1020 South Baldwin Avenue, in the City of Arcadia, County , . of Los Angeles, State of California, to wit.: The southerly 72.89 ~eet of Lot 36, except t~e westerly 150 feet thereof; and Lot 37, except the westerly 150 feet and the southerly 30 feet thereof, Tract No. 3430, as shown on map recorded in Book 42, page 32 of Maps, records of said County; and, WHEREAS, after notice required by the Zoning Ordinance of said City, as amended, a pupl~c hearing was duly he+d ~n said matter by and before this Commission on June 13, 1961, which hear- ing was duly continued to June 27, 1961, for staff and zoning com- mittee reports, at each of which times all interested persons were given a full opportunity' tp be. heard and to present evidence; NOW, THEREFORE, THE CITY PLANNING COMMISSION I HEREBY . \ DETERMINES AND RESOLVES AS FOLLOWS: SECTION 1. Tha~ there were no protests, either oral or written, to the granting of said change of zone. That the front ~ 135 feet of the property at 1020 South Baldwin Avenue is already zoned C-2 and developed for commercial usea,and the requested re- zoning is for the purpose of enlarging the bowling alley presently in operation on the front part of the lot. -1- 413 y .' ' . . . . . SECTION 2. That subject property, the rear portion of the lot, now provides the required parking for the bowiing alley; that additional property has been acquired for parking which will provide for the requirements of the Zoning Ordinance; ~hat in addition, the applicant is the owner of Market Square,adjacent to subject property, which has more than 100 parking ~~aces over the parking requirements of th~ Zoning Ordinance. SECTION 3. That subject pr9perty is located in a rapidly expanding commercial area; that property across Arcadia. Avenue to the south was rezoned C-2 several months ago; and the granting of the requested zone change would be in line with the ,ftlrther develop- ment of the West Arcadia business area. SECTION 4. That for the foregoing reasons, this Commis- sion recommends the granting of the requested reclassification to Zone C-2 of the property hereinbefore described. SECTION 5. The Secretary shall certify to the adoption of this resolution and shall cause a copy to be forwarded to the City Council of the City of Arcadia.
