RESOLUTION NO. 404
A RESOLUTION OF THE CITY PLANNING
COMMISSION OF THE'CITY OF ARCADIA,
CALIFORNIA, REC.OMMENDING THE
RECLASSIFICATION TO ZONE C-l UPON
SPECIFIED CONDITIONS OF CERTAIN
PROPERTIES ON DUARTE ROAD BETWEEN
FIRST AND SECOND AVENUES.
WHEREAS, this Commission did, on its own moti'on, by
Resolution No. 400 adopted on the 27th day of December, 1960,
institute proceedings for the purpose of considering ~d making
recommendations concerning the reclassification to Zone C-l of
those properties facing on Duarte Road between First and Second

Avenues not heretofore established as property in Zone C-l, pur-
suant to which a public hearing was, after notice as required by
law, duly held for said purpose by and before this Commission on
January 24, 1961, at which time all interested persons were given
full opportunity to be heard and to present evidence;
NOW, THEREFORE, THE CITY PLANNING COMMISSION DOES
HEREBY DETERMINE AND RESOLVE AS FOLLOWS:
SECTION 1. That there were those who spoke in favor of
the zone change as well as written communicationS against such a
zone change.
SECTION 2. That by Ordinance No. 912, adopted July 19,
1955, property on Duarte Road between First and Second Avenues
was rezoned to C-l contingent upon dedications of property for

the widening of Duarte Road and for alley purposes; that there
. are still two lots on the north side of the street and five on
the south side that have not made the required dedications and
therefore have not been rezoned to Zone C-l and the two year period
specified in such ordinance for compliance with the requirement
of dedication has expired; that present development in the area

indicates the need of rezoning to C-l those properties not already
so zoned upon the dedications required by Ordinance No. 912, but
that further time should be granted for such dedications.

SECTION 3. That for the foregoing reasons, this Commis-
sion recommends that the fOllowing describ.ed properties in the City
of Arcadia, County of Los Angeles, State of California, to wit:
Lots 13 and 14 and the south half of the vaca~ed
alley adjoining on the north, Block 62, Santa.
Anita Tract, as shown on map recorded in BOOID 16,
page 58, of Miscellaneous Records of said county;

Lot 4, Tract No. 10532, as shown on map recorded
in Book 177, Pages 21 and 22, of Maps, records
of said County,
be reclassified to Zone C-l, if at any time within five years
proper dedicatic)n is made for the widening of Duarte Road to
forty-two (42) feet from the present center line, and for an alley
twenty (20) feet wide extending across the rear of the 'respective
parcels. That the following described properties in said City of
Arcadia, Coupty of Los Angeles,.State of California, to wit:
Lot 13 and the west 6 feet of Lot 14, exceptlthe
southerly 252 feet thereof; the east 107.23 feet
of Lot 14, except the southerly 252 feet thereof;
and Lot 15, except the southerly 326 feet thereof
and except the easterly 76 feet thereof, Tract
No. 808, as shown on map recorded in Book 16;
pages 82 and 83, of Maps, records of said County,
be reclassified to Zone C-l, if at any time within five years proper
dedication is made for an alley twenty (20) feet wide extending
across the rear of the respective parcels.
SECTION 4. The Secretary shall certify to the adoption
of this resolution and shall cause a copy to be forwarded to the
City Council of the City of Arcadia.
I HEREBY CERTlFY that the foregoing resolution was adopted
at a regular meeting of the City Planning Commission h~ld on the 14th
. day of February ,1961, by the fOllowing vote:
