RESOLUTION NO. 395
.
A RESOLUTION OF THE CITY PLANNING COMMISSION
OF THE CITY OF ARCADIA, CALIFORNIA,
RECOMMENDING THE GRANTING OF A VARIANCE
TO ALLOW THE CONSTRUCTION OF A DWELLING
UNIT ON PROPERTY LOCATED AT l218 SOUTH
SECOND AVENUE IN SAID CITY UPON SPECIFIED
CONDITIONS.
WHEREAS, there was filed with this Commission on Septem-
ber 8, 1960, the application of Albert H. and Edna C. Schoof, as
owners, for a zone variance to permit the construction and use of
a second dwelling on the front portion of the lot at 1218 South
Second Avenue in the City of Arcadia, County of Los Angeles, State

of California, described as follows:
The South 60 feet of' the North 226.25 feet of the
West 285,92 feet of Lot 30, Tract No. 808, as
shown on map recorded in Book 16, pages 82 and 83
of Maps, records of said County;
and,
~{EREAS, after notice duly given a public hearing was
duly held on the matter by and before this Commission on September 27,
1960, which hearing was duly continued to October ll, 1960, at each
of which times all interested persons were given a full opportunity
to be heard and to present evidence;
NOW, THEREFORE, THE CITY PLANNING COMMISSION OF THE CITY
OF ARCADIA, CALIFORNIA, DOES HEREBY DETERMINE AND RESOLVE AS FOLLOWS:
SECTION I. That the above described property is classified
Zone R-l, and complies with the requirements of the zoning ordinance
for two houses on one lot in such zone except that the property con-

tains 1595 square feet less than the area of 18,150 square feet re-
quired for two dwellings in such zone. That the construction of a
new single-family dwelling at the front lot line and the conversion
of the existing dwelling to a guest house will not be materially
detrimental to the pUblic health or welfare or injurious to the prop-
erty or improvements in the zone or vicinity in ~mich the property is
and will not adversely affect the comprehensive general plan.

SECTION 2. That for the foregoing reasons this Commis-

sion recommends to the City Council of the City of Arcadia that a
variance be granted to permit the construction of a single family
dwelling at the front lot line of the above described property upon
the following conditions:
a. That the kitchen facilities in the dwelling now
existing upon the property be removed and that such
existing dwelling be convered to a guest house.
b. That the owners record a covenant that such guest
house will not be used as separate living quarters.
c. That the Westerly 12 feet of the above described
property be dedicated for the widening of Second
Avenue.
SECTION 3. The Secretary shall certify to the adoption

of this resolution and shall cause a copy of the s~ne to be forwarded
to the City Council of the City of Arcadia.
I HEREBY CERTIFY that the foregoing resolution was adopted
at a regular meeting of the City Planning Commission held on the
9th day of November, 1960, by the following vote:
