Time: 6:30 PM City Council Chamber Conference Room Re: 500 N. Altura Road – Remodel and Addition to Existing Two Story Single Family Home The meeting was called to order at 6:34 PM ARB Members: Bob Eriksson Greg Medeiros- Chair Lou Pappas via Zoom Philip Chan via Zoom Neighbor/ Public: None Applicant/ Owners: Danny and Helen Li Plan Presentation: The Applicant described the plan revisions based on previous comments from ARB members from the second meeting. This included: 1. Verified project square footage. 2. Called out office as remodeled bedroom. 3. Eliminated metal seam roof. 4. Used a creamy white and charcoal color palette. 5. Removed half of the proposed exterior lights. 6. Removed stone veneer. 7. Re-roof entire house and garage. 8. Met with Bob Eriksson to review landscape plan and verify 60 inch box tree replacement requirements. 9. Added construction detail for attic vent, chimney cap, gutter and downspout on plans. 10. Verified that chimney can be safely raised. Detail and calculations will be included in construction drawings. Public Comment: None Summary of Board Comments: -The 152 SF area from the existing garage converted to interior living space does not appear to be in the project totals. -Add shutters to the west and south elevations to soften the large amount of board and batten siding, now that the stone veneer has been removed. -Rack tile caps are not allowed on gable and rack ends. -Simulated divided lite (SDL) windows with grids matching the elevations are required. Grids should be added to two windows (first floor) in the east elevation, door in south elevation to match garage door entrance and one window (second floor) in the north elevation. -Replace Palo Verde trees with another tree- possibly Cassia. -Current design will require a Minor Modification approved by the City. -Northerly second story setback may not meet City standards. The project was approved unanimously with the following conditions: 1. The applicant shall propose shutters on the west and south elevations in concurrence with Bob Eriksson 2. Rack cap tiles are not allowed on gable and rack ends 3. Simulated divided lite (SDL) windows are required. Grid patterns must match elevations. Grids must be added to three windows and one door which were identified. 4. Before submitting plans for plan check, verify interior SF and that northerly second story setback meets City standards. 5. Applicant to propose a replacement tree for the two Palo Verde trees in concurrence with Bob Eriksson. 6. Applicant agrees to site visit with Bob Eriksson during planting to verify plant placement and sizing. Meeting adjourned 7:16 p.m. Minutes: Greg Medeiros
