Project Description:
The applicant is proposing a remodel and addition to an existing
2,670 square foot (SF) 2- story single family residence. 908 SF
will be added to the first floor and 616 SF to the second floor.
The roof height will be 24 feet and 11 inches. The plan includes
a 404 SF attached two car garage that will be expanded to a 702
SF three car garage plus storage and a 232 SF covered patio.
Landscaping improvements to the front yard are proposed.

ACTION
Pursuant to City’s Development Code Section 9107.20.050, a Site Plan and Design Review in the
Homeowners Association Areas may be approved only if it is found that the proposed development
is consistent with the City’s adopted Design Guidelines.
APPROVED X CONDITIONALLY APPROVED DENIED
Date of ARB Meeting: AUGUST 18, 2022
Plan approved with the following conditions:
1. The applicant shall propose shutters on the west and south elevations
in concurrence with Bob Eriksson.
2. Rack cap tiles are not allowed on the gable and rack ends.
3. Simulated divided lite (SDL) windows are required. Grid patterns must
match elevations. Grids must be added to three windows and one
door which were identified
4. Before submitting plans for plan check, verify interior SF and that the
northerly second story setback meets City standards.
5. Applicant to propose a replacement tree for the two Palo Verde trees
in concurrence with Bob Eriksson
6. Applicant agrees to a site visit with Bob Eriksson during planting to
verify plant placement and sizing.

Reason for Denial:
There is a ten (10) day appeal period for this application. To file an appeal, a completed
Appeal Application form must be submitted to the City’s Planning Division along with a
$600.00 appeal fee by 5:30 p.m. on August 29. You will be notified if an appeal is filed.

Approved designs shall expire in one year (August 29, 2023.) from the effective date
unless plans are submitted to Building Services for plan-check, a building permit is issued
and the construction is diligently pursued, a certificate of occupancy has been issued, or
the approval is renewed. The final plans must be consistent with the approved design
concept plans and any conditions of approval. Any inconsistency from the approved
design concept plans may preclude the issuance of a building permit.
An extension may be granted by the ARB or designee, or the Review Authority that
approved the project for a maximum period of one (1) year from the initial expiration date.
An extension can only be granted if the required findings can be made. Please note that
acceptance of an extension request does not indicate approval of an extension.
