RESOLUTION NO. 390
A RESOLUTION OF THE CITY PLANNING
COMMISSION OF THE CITY OF ARCADIA,
CALIFORNIA, RECOMMENDING THE GRANTING
OF A REQUESTED ZONE RECLASSIFICATION
FROM ZONE PR-2 TO ZONE C-2 OF PROPERTY
AT THE REAR 'OF 1104 AND 1108 SOUTH
BALDWIN AVENUE.
WHEREAS, there was filed with this Commission on the 8th
day of September, 1960, the application of Airlinic Properties, as
owner, signed by J. Kendall McBane, M. D., one of the owners, for a
zone reclassification of property located at the rear of 1104 and
1108 ~outh Baldwin Avenue in the City of Arcadia, County of Los Ange-

les, State of California, to wi~:
Part of' Lots 38, 39 and 40, Tract No. 3430, as shown
on map recorded in Book 42, page 32, of Maps; records
of said county, described as follows: .
Parcell: Part of Lot 39, commencing at the'north-
west corner of Lot 39; thence South 3043' We~t 100.89
feet; thence North 86010'10" East 215.48 feet; thence
South 3043' West 40 feet; thence North 86010ilO"
East 150.34 feet; thence North 139.98 feet; thence
South 86010'10" West 356.66 f'eet to beginning, except
the West-150 feet thereof;
Parcel 2: PaTt of Lots 39 and 40, commencing South
3043' West 100.89 feet from the northwest corner of
Lot 39; thence South 3043' West 90 feet; thence
North 89039'35" East 218.25 feet; thence North 63
feet; thence North 3043' East 40 feet; thence South
86010'lO" West 215 feet to beginning, except the
West 150 feet thereof;
.Parcel 3: Lot 38, except the West 150 feet thereof;
and,
WHEREAS, after notice required by Ordinance No. 760 of
. said City, as amended, a publiC hearing was duly held on the matter
by and before this Commission on the 27th day of September 1960,
whiCh hearing was duly continued to October 11, 1960, at which times
all interested persons were given a full opportunity to be heard and
to present evidence.
NOW, THEREFORE, THE CITY PLANNING COMMISSION HEREBY DETER-
MINES AND RESOLVES AS FOLLOWS:

SECTION I. That there were no protests to the granting
of the requested zone change. That the front portion of the lots
under consideration is already zoned, C-2; that the property to the
east of subject property is zoned C-3 and developed as a super-
market. That subject property is located on the ease side of Bald-
win Avenue between Fairview Avenue and Duarte Road, adjacent to the
proposed Arcadia Avenue opening, in the heart of the West Arcadia
commercial area.
SECTION 2. That the development of the West Arcadia
,
business area has created a need for more space for offices and re-
tail establishments; and that the general welfare and good zoning
practice justifies the reclassification of subject property under,
certain conditions and with certain requirements for street dedica-
. tion and parking.
SECTION 3. That for the foregoing reasons this Commis-
sion recommends that the above-described property be reclassified
from Zone PR-3 to Zone C-2 under the following conditions:
a. Dedicate the north 30 feet of the property for the
opening of Arcadia Avenue;
b. Dedicate for Baldwin Avenue to provide the full
standard parkway;
c. Improve Arcadia Avenue as ,required by tne Subdivision
. ,
Ordinance including full width sidewalk; the improvements, includ-
ing surface drainage disposal, to conform to plans and grades sat-
.
isfactory to the City Engineer.
d. Remove the old frame residence building existing at
the rear of the property, and also the frame residence existing on
the front portion of Lot 38.
e. Provide at least the minimum required parking area, on
the site, for all existing commercial buildings and all proposed
buildings.
SECTION 4. The Secretary shall certify to the adoption of
this resolution and shall cause a copy of the same to be forwarded
to the City Council of the City of Arcadia.
