RESOLUTION NO. 383

A RESOLUTION OF THE CITY PLANNING
COMMISSION OF THE CITY OF . ARCADIA,
CALIFORNIA, RECOMMENDING THE DENIAL
OF AN APPLICATION FOR CHANGE OF ZONE
FROM ZONE R~2 TO ZONE C-l ON PROPERTY
AT 208 EAST DUARTE ROAD IN SAID CITY.
WHEREAS, there was filed with this Commission on June 13, 1960, the ap-
plication of D. A. R. Industrial Leasing, Incorporated, as owner, signed by David
Hermanson, Secretary-Treasurer, for a change of zone from Zone R-2 to Zone C~l on
property located at 208 East Duarte Road in the City of Arcadia, County of Los Angel-
es, State of California, to wit:
The East 50 feet of Lot 33, Tract No. 808, except the South
100 feet thereof; and the South 80 feet of the East 100 feet
of Lot 33, Tract No. 808, as shown on map recorded in Book
16, pages 82 and 83 of Maps, records of said County;
and,

\fHEREAS. after notice as required by Ordinance No. 760 of said City, as
amended, a public hearing was duly held on the matter by and before this Commission
on the 28th day of June, 1960, which said hearing was continued to July 12, 1960,
and still further continued to July 28, 1960, for staff and zoning committee reports,
at each of which times all interested persons were given a full opportunity to be
heard and to present evidence;
NOW, THEREFORE, THE CITY PLANNING COMMISSION HEREBY DETERMINES AND RE-
SOLVES AS FOLLOWS:
SECTION 1. That the West 50 feet of Lot 33, directly west of subject pro-
perty and located at the southeast corner of Duarte Road and Second Avenue,is al-
ready zoned C-l,as are the other three corner lots at the intersection. That pro-
perty to the east of subject property is zoned R-l and R-2 to the easterly city

boundary.
SECTION 2. That the rezoning of subject property to C-l uses at this
time would be further extending commercial uses into residential areas. That the
lots fronting Duarte at this location are deep lots suitable for future subdivi-
sion purposes)and their rezoning at this time would not be to the best interests
of the city as a whole. That neither the public necessity, convenience, general

welfare nor good zoning practice justifies the requested reclassification at this
. time.
SECTION 3. That applicant owns the C-l lot on the corner, west of sub-
ject property, on which he could erect the office building presently planned. That
either the portion of the subject property east of the corner lot or south of it
could be used for parking as a transitional use.
SECTION 4. That for the foregoing reasons, this Commission recommends
the denial of the requested reclassification of subject property.
SECTlm~ 5. The Secretary shall certify to the adoption of this Resolu-
tion and shall cause a copy to be forwarded to the City Council of the City of
Arcadia.
I HEREBY CERTIFY that the foregoing resolution was adopted at a regular
meeting of the City Planning Commission held on the 9th day of August, 1960, by the
following vote:
