RESOLUTION NO. 373
.
A RESOLUTION OF THE CITY PLANNING
COMMISSION OF THE CITY 'OF ARCADIA,
CALIFORNIA, RECOMMENDING THE GRANTING
OF A REQUESTED ZONE RECLASSIFICATION
FROM ZONE R-I TO ZONE R-3 OF CERTAIN
PROPERTY LOCATED AT 1602-1616 SOUTH
BALDWIN AVENUE IN SAID CITY.
WHEREAS, there was filed with this Commission on the 11th
day of March, 1960, the application of Lillian Ann Moriarty and
others, as owners, for a zone reclassification from Zone R-I to
Zone R-3 of property located at 1602-1616 South Baldwin Avenue in
the City of Arcadia, County of Los Angeles, State of California, de-
scribed as follows;

Lot 1 and that portion of Lot 2 beginning at
the northwest corner of said lot, thence South
8035' East 154.19 feet to the southwest corner
of sai~ lot; thence East along the South line
of said lot 189.06 feet; thence North 100 feet;
thence East 7 feet; thence North 52.465 feet
to the North line of said lot; thence West
thereon 219 feet to the point of beginning,
Tract No. 4869 as shown on map recorded in Book
52, page l3, of Maps, Records of said county;
and,
WHEREAS, after notice required by Ordinance No. 760 of
said City, as amended, a publiC hearing was duly held on the matter
by and before this Commission on the 12th day of April, 1960, at
which time all interested persons were given a full opportunity to
be heard and to present evidence;
NOW, THEREFORE, THE CITY PLANNING COMMISSION HEREBY DETER-
MINES AND RESOLVES AS FOLLOWS:

SECTION 1. That there were no protests, either oral or
written, to the granting of the requested zone change; that several
property owners signed petitions favoring the zone change and the
attorney for the applicant spoke in favor of it.
SECTION 2. That both of subject properties are unusually
large, the property at 1602 South Baldwin Avenue containing 54,670
feet and that at 1616 South Baldwin Avenue containing 30,940

square feetj. that although each property has more than a 150-foot
. frontage on Baldwin Avenue, there is only one residence on each lot.
That the three lots adjacent to the north are zoned R-3, with C-2
zoning north to Camino Real. That although all of the lots east
and south and those across the street are presently zoned R-I, this
Commission has recommended R-3 zoning with a possible consideration
of Zone C-l. That the requested zone change would not be contrary
to good zoning practice nor would it be injurious to the general
welfare.
SECTION 3. That for the foregoing reasons this Commis-
sion recommends to the City Council that upon the dedtcation of
25 feet of the above described property for the future widening of
Baldwin Avenue, the aforesaid request of Lillian Ann ~oriarty and

others for a change of zone be granted.
SECTION 4. The Secretary shall certify to the adoption
of this resolution and shall cause a copy of the same to be for-
warded to the City Council of the City of Arcadia.
I HEREBY CERTIFY that the foregoing resolution was adopted
at a regular meeting of the City Planning Commission held on the
26th day of
