RESOLUTION NO. 362
A RESOLUTION OF THE CITY PLANNING
COMMISSION OF THE CITY OF ARCADIA,
CALIFORNIA, RECOMMENDING THE
REESTABLISHING IN ZONE R-1, THE
RECLASSIFICATION TO ZONE R-3 AND
THE CONDITIONAL RECLASSIFICATION
TO ZONES C-l AND PR- 3 OF CERTAIN
PROPERTIES INCLUDED IN IlWEST ARCADIA
ANNEXATION NO. 1411 PRESENTLY ZONED
R-l BY REASON OF ITS ANNEXATION TO
SAID CITY.
wEEREAS, pursuant to the Annexation Act of 1939, the City
Council did, by Ordinance No. 938 adopted December 20, 1955, annex
certain territory located in the City of Arcadia and designated as
IIWest Arcadia Annexation No. 14"; and,

WHEREAS, Section 3, Subsection D-2 of Ordinance No. 760
of the City of Arcadia, as amended, provides that all property an-
nexed to the City of Arcadia and not otherwise classified concur-
rently with its annexation shall be classified and placed in Zone
R-l; and,
WHEREAS, the properties within aforesaid territory desig-
nated as "West Arcadia Annexation No. 1411 were not otherwise classi-
fied concurrently with the annexation thereof to the City of Arcadia;
and,
WHEREAS, on April 3, 1956, by Ordinance No. 954, the City
Council did determine, as recommended by this Commission, that the
properties in said Annexation No. l4 should be reclassified upon

a half the conditions thus fixed have not yet been fulfilled and
all of the property still remains in Zone R-I; and,
WHEREAS, by reason of the foregoing, this Commission did,
on its own motion, under' and pUl'suant to Resolution No. 353, adopted

November 10, 1959, institute proceedings for the consideration of
and making recommendations concerning the classification of said
property; and,
WHEREAS, after notice as required by Ordinance No. 760 of
said City, as amended, a public hearing was duly held on the matter
by and before this Crnnmission on the 8th day of December, 1959,
which hearing was duly continued to January 12, 1960, again con-
tinued to January 26, 1960, and still further continued to Febru-
ary 9, 1960, at each of which times all interested persons were
given a full opportunity to be heard and to present evidence;
NOW, THEREFORE, THE CITY PLANNING COMMISSION HEREBY DETER-
MINES AND RESOLVES AS FOLLOWS:

SECTION 1. That the following property in the County of
Los Angeles, State of California, should be reestablished in Zone
R-l:
Parcell: That portion of Lot 5, BlOck G, Santa
Anita Land Company's Tract, as shown on map re-
corded in Book 6, page 137, of Maps, records of
said County, lying easterly of Lot 1, Tract No.
19681, as shown on map recorded in Book 511,
pages 26 and 27, of Maps, records of said County,
and southerly of Callita street;
Parcel 2: Lots 1 and 17, Tract No. 19681, as
shown on map recorded in Book 511, pages 26 and
27, of Maps, records of said County;
Parcel 3: The westerly 200 feet of the northerly
204.643 feet of Lot 4, Block G, Santa Anita Land
Company's Tract, as shown on map recorded in
Book 6, page 137, of Maps, records of said County.

SECTION 2. That the following property in the County of
Los Angeles, State of California, should be rezoned to R-3:
Parcell: That portion of Lot 4, Block G, Santa
Anita Land Company's Tract, as shown on map re-
corded in Book 6, page 137, of Maps, records of
said County, lying easterly of Lot 17, Tract No.
19681, as shown on map recorded in Book 511, pages
26 and 27, of Maps, records of said County, and
northerly of Callita Street, excepting therefrom
the northerly 204.643 feet thereof;

Parcel 2: The northerly 204.643 feet of Lot 4,
Block G, Santa Anita Land Company's Tract, as
shown on map recorded in Book 6, page 137, o~
Maps, records of said County, excepting there-
from the westerly 200 feet thereof;
Parcel 3: Lot 1, Block g, Santa Anita Land
Company's Tract, as shown on map recorded in
Book 6, page 137, of Maps, records of said
County, excepting therefrom the westerly 396
feet thereof.

SECTION 3. That the following described property in the
County of Los Angeles, State of California, should,upon the occur-
rence of conditions hereinafter specified, be established as a dis-
trict in Zone C-l, to wit:
Lots 1 and 17, Tract No. 19681, as shown on map
recorded in Book 5l1, pages 26 and 27, of Maps,
records of said County, and those portions of
Lots 1, 4 and 5, Block G, Santa Anita Land
Company's Tract, as shown on map recorded in
Book 6, page 137, of Maps, records of said
County, included within the following described
exterior boundary line:
Beginning at the intersection of the west line
of Baldwin Avenue (55 feet wide) with the south
line of the north half of Lot 5, Block G, Santa
Anita Land Company's Tract; thence westerly
along said south line to the southeast corner
of Lot 1, Tract No. 19681; thence northerly
along the east line of Lots 1 and 17 of said
Tract No. 1968l to the northeast corner of said
Lot 17; thence westerly to the northwest corner
of said Lot 17; thence northwesterly to a point
in the south line of Lot 1, Block G, Santa Anita
Land Company's Tract, distant 234 feet west from
the southeast corner of said Lot 1; thence north
parallel with the west line of said Lot 1 to the
north line thereof; thence east thereon to the
northeast corner of said Lot l, being a point in
the west line of Baldwin Avenue; thence southerly
thereon to the point of beginning, excepting
therefrom any portion thereof included within
public streets or alleys.
That the following described property shoul~ upon the occurrence of
... conditions hereinafter specified, be established as a district in
Zone PR-3, to wit:
That portion of Lot 4, Block G, Santa Anita Land
Company's Tract, as shown on map recorded in
Book 6, page l37, of ~mps, records of said County,
described as follows:
Beginning at a point in the north line of said
lot distant 200 feet east from the northwest

corner thereof; thence east along said north
line a distance of 196 feet; thence southeaster-
ly to the northwest corner of Lot 17, Tract No.
19681; thence west along the north line of Tract
No. 19681 to a point 200 feet east of the west
line of said Lot 4; thence north to the point of
beginning.
That aforesaid reclassification to C-l and PR-3 should become ef-
fective only upon the occurrence of the following conditions:
a. That twenty (20) feet be dedicated for the widening
of Baldwin Avenue;
b. That an alley be dedicated extending from Camino Real
to the south line of Annexation No. 14;
c. That sufficient property be dedicated to widen Cal1ita
street to a sixty (60) foot width;
d. That property be dedicated to provide street access
4It from Callita Street to the west end of the deep portion of Annexa-
tion No. 14;
e. That the three parcels of land facing Camino Real be
combined and developed as parcelS facing Baldwin Avenue;
f. That if all of the dedications set forth in Subsections

"c" and "d" shall, within one (1) year after date hereof,
have been made with respect to anyone lot or parcel of land, such
lot or parcel shall, without further proceedings, be reclassified
and zoned as hereinbefore recommended; provided further, however,
that the recommended reclassification to Zone C-1 of the easterly
234 feet, measured along the southerly line, of Lot 1, Block G,
Santa Anita Land Company's Tract, as shown on map recorded in Book

6, page 137, of Maps, records of said County, shall not be thus ef-
fected unless all of the dedications set forth in Subsections "a",
lib", "c" and lid" shall, within one (1) year after date hereof, have
been made with respect to said parcels and until subsection "e"
shall have been complied with as to the entire parcel.

SECTION 4. The Secretary shall certify to the adoption of
this resolution and shall cause a copy of the same to be forwarded
to the City Council of the City of Arcadia.
I HEREBY CERTIFY that the foregoing resolution was adopted
at a regular meeting of the City Planning Commission held on the
23rd day of February, 1960, by the following vote:
