A RESOLUTION OF THE CITY PLANNING
CO~~ISSION OF THE CITY OF ARCADIA,
CALIFORNIA, RECOJVIMENDING THE AMENDMENT
OF ORDINANCE NO. 760 BY THE
REESTABLISHMENT IN ZONE R-l AND THE
RECLASSIFICATION TO ZONES R-3, PR-3,
C-2 AND C-3 OF CERTAIN PROPERTY IN THE
SOUTHERLY PORTION OF ANNEXATION NO.
17-A, SOUTHWEST ARCADIA INHABITED
PRESENTLY ZONED R-l BY REASON OF ITS
ANNEXATION TO SAID CITY.
WHEREAS, pursuant to the Annexation Act of 19l3, the City
Council did,by Ordinance No. 1053 adopted April 7, 1959, annex
certain territory on the west and southwest boundaries of the City
of Arcadia designated as "Annexation No. 17-A, Southwest Arcadia
Inhabited"; and,

WHEREAS, Section 3, Subsection D-2 of Ordinance No. 760
of the City of Arcadia, as amended, provides that all property an-
nexed to the City of Arcadia and not otherwise classified concur-
rently with its annexation shall be classified and placed in Zone
R-l; and,
WHEREAS, the properties within aforesaid territory desig-
nated as "Annexation No. l7-A, Southwest Arcadia Inhabited" were
not otherwise classified concurrently with the annexation thereof
to the City of Arcadia; and,

WHEREAS, by reason of the foregoing, this Commission did,
on its own motion, under and pursuant to Resolution No. 345, adopted
August 25, 1959, institute proceedings for the consideration of and
making recommendations concerning the reclassification of that por-
tion of said property hereinafter specifically described from Zone
R-1 to some more appropriate zone, and the reestablishment of the
balance of said property in Zone R-l; and,

WHEREAS, after notice as required by Ordinance No. 760
of said City, as amended, a public hearing was duly held on the
matter by and before this Commission on the 13th day of October,
1959, which hearing was duly continued to October 27, 1959, at each
of which times all interested persons were given a full opportunity
to be heard and to present evidence;
NOW, THEREFORE, THE CITY PLANNING COMMISSION HEREBY DETER-
MINES AND RESOLVES AS FOLLOWS:

SECTION 1. That certain areas are developed solely with
single-family dwellings and should remain in Zone R-l; that other
areas are developed with multiple-family residences and should be
reclassified to Zone R-3; that certain lots are already improved
with commercial buildings and used for various commercial purposes
and parking and should be reclassified to Zones PR-3, C-2 and C-3.
SECTION 2. That for the foregoing reasons this Commis-
sion recommends to the City Council that the property hereinafter
described should be reclassified to the respective zones as set
forth in the following sections.
SECTION 3. That the following described property in the
City of Arcadia, County of Los Angeles, state of California, should
be reclassified to Zone R-3:
ParcelL
Lots 383 to 391, inclusive, Tract No. 656l, as
shown on map recorded in Book 72, pages 34 and
35, of Maps, Records of Los Angeles County.

Parcel 2
Lots 1 to 6, inclusive; Lots 7 and 8 except
those portions dedicated for street purposes;
and Lots 9 and 10, Tract No. 6561, as shown
on map recorded in Book 72, pages 34 and 35,
of Maps, Records of Los Angeles County.

SECTION 4. That the following described property in the
4It City or A~cadia, County of Los Angeles, State of California, should
be reclas$ified to Zone PR-3:
Parcel 1
The northerly 60 feet of Lots ll, 12, 13 and
14, Tract No. 6561, as shown on map recorded
in Book 72, pages 34 and 35, of Maps, Records
of Los Angeles County.
Parcel 2
That portion of Lot 1, Block W, Santa Anita Land
Company's Tract, as shown on map reco~ded in
Book 6, page 137, of Maps, Records of Los
Angeles County, described as follows:

Beginning at the intersection of the southerly
line of said lot with the easterly line of
Rowland Avenue as shown on map of said Tract
No. 6561; thence northerly along said easterly
line of Rowland Avenue 100 feet; thence easterly
parallel with the southerly line of said lot
190 feet; thence southerly parallel with the
said easterly line of Rowland Avenue 100 feet to
the southerly line of said lot; thence westerly
thereon 190 feet to the point of beginning.
SECTION 5. That the following described property in the
City of A~cadia, County of Los Angeles, state of Calirornia, should
be reclas$ified to Zone C-2:
Parcell
Lots 11, 12, 13 and 14, Tract No. 6561, except
the northerly 60 feet thereof and except those
portions dedicated for street purposes, as shown
on map recorded in Book 72, pages 34 and 35, of
Maps, Records of Los Angeles County.
SECTION 6. That the following described property in the
City of A~cadia, County of Los Angeles, State of California, should
be reclassified to Zone C-3:

Parcel 1
That portion of Lot 1, Block W, Santa Anita
Land Company's Tract, as shown on map recorded
in Book 6, page 137, of Maps, Records of Los
Angeles County, described as follows:
Beginning at the intersection of the southerly
line of Las Tunas Drive (100 feet wide) with

the easterly line of Rowland Avenue; thence
souther'ly along the said easterly line of
Rowland Avenue 180 feet; thence easterly
parallel with the southerly line of said lot
190 feet; thence southerly parallel with the
said easterly line of Rowland Avenue 100 feet
to the southerly line of said lot; thence east-
erly thereon to the westerly line of Baldwin
Avenue; thence northerly and westerly along the
westerly line of Baldwin Avenue and the southerly
line of Las Tunas Drive to the point of beginning.
SECTION 7. That the following described property in the
City of Arcadia, County of Los Angeles, state of California, should
be reestablished in and remain classified as Zone R-l:
Parcel 1

All of Lot 1; the northerly 50 feet of Lot 4;
the easterly 245 feet of the northerly 147 feet
of Lot 5; the southerly 133 feet of Lot 5; and
all of Lot 8, Block H, Santa Anita Land Company's
Tract, as shown on map recorded in Book 6, page
137, of Maps, Records of Los Angeles County.
Parcel 2
All of Lot 1; the easterly 390 feet of the
northerly 132 feet of Lot 4; the easterly 200
feet of the southerly 198 feet of Lot 4; the
easterly 200 feet of the northerly 132 feet of
Lot 5; the easterly 245 feet of the southerly
198 feet of Lot 5; and the easterly 286 feet of
Lot 8, Block 0, Santa Anita Land Company's Tract,
as shown on map recorded in Book 6, page 137, of
Maps, Records of Los Angeles County.
Parcel 3
Lots 1 to 9, inclusive, Tract No. 14843, as
shown on map recorded in Book 311, pages 31 and
32, or Maps, Records of Los Angeles County.
Parcel 4
Lots 1 to 9, inclusive, Tract No. 15881, as
shown on map recorded in Book 347, pages 1 and
2, of Maps, Records of Los Angeles County.

Lots 1 to 7, inclusive, Tract No. 16712, as
shown on map recorded in Book 384, pages 39
and 40, of Maps, Records of Los Angeles County.
SECTION 8. The Secretary shall certify to the adoption
of this resolution and shall cause a copy of the same to be forwarded
to the City Council of the City of Arcadia.
