RESOLUTION NO. 348
A RESOLUTION OF THE CITY PLANNING
COMMISSION OF THE CITY OF ARCADIA,
CALIFORNIA, RECOMMENDING THE
GRANTING OF A VARIANCE TO PERMIT
THE ERECTION OF A SECOND DWELLING
ON PROPERTY LOCATED AT 1503 SOUTH
FOURTH AVENUE.
WHEREAS, there was filed with this Commission on May ll,
1959, the application of Albert and Jane Adcock, as owners, for a
zone variance to permit the construction of a second dwelling upon
the following described property located at l503 South Fourth Ave-
nue in the City of Arcadia, County of Los Angeles, State of Cali-
fornia, to wit:
The North 77 feet of the East 252.56 feet of
Lot 42, Tract No. 808, as shown on map re-
corded in Book l6, pages 82 and 83, of Maps,
records of Los Angeles County,
and;
WHEREAS, after notice required by Ordinance No. 760, as
amended, a public hearing was duly held on the matter by and before
this Commission on the 26th day of May, 1959, which said hearing was
continued to June 9, 1959, and at the request of the applicant was
further continued to September 22, 1959, at which times all inter-
ested persons were given a full opportunity to be heard and to pre-
sent evidence.
NOW, THEREFORE, THE CITY PLANNING COMMISSION HEREBY DETER-
MINES AND RESOLVES AS FOLLOWS:
SECTION l. That while petitions were filed favoring the
granting of the variance signed by 28 property owners in the neigh-
borhood of whom 27 owned property within the required 300 foot
radius, there was also a petition filed oppos.ing the variance signed

. by 18 property owners of whom only 7 own property within 300 feet
of subject property and no one appeared to protest orally against
the variance.
SECTION 2. That subject lot contains 19,447 square feet
with a single dwelling on the front portion; that this lot is lo-
cated on one of the older streets in Arcadia where some of the
homes are at least 25 years old; that this constitutes exceptional
or extraordinary circumstances which do not apply generally to prop-
erty in the same zone and that the requested variance is necessary
for the preservation and enjoyment of a substantial property right
of the applicant possessed by other property of similar size; that
the proposed erection of an additional dwelling with an area of
. 1,028 square feet plus an attached garage will not be materially
detrimental or injurious to property or improvements in the vici-
nity but rather that the granting of such a variance will tend to
stimulate similar development in that locality; that the granting
of the variance will not adversely affect the comprehensive gen-
eral plan.
SECTION 3. That for the foregoing reasons this Commis-
sion recommends to the City Council that the requested variance
be granted to allow the construction of an additional dwelling upon
the above described property subject to the condition that said
additional dwelling shall comply substantially with the plot and
building plan as submitted with the application.
. SECTION 4. The Secretary shall certify to the adoption
of this resolution and shall cause a copy of the same to be for-
warded to the City Council of the City of Arcadia.
