RESOLUTION NO. 347 A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ARCADIA, CALIFORNIA RECOMMENDING THE GRANTING OF A VARIANCE TO PERMIT THE ERECTION OF A DUPLEX AND A TWO CAR GARAGE ON PROPERTY LOCATED AT 9912-99l4 EAST CAMINO REAL. WHEREAS, there was filed with this Commission on August 17, 1959, the application of James L. and Jean P. Doughman, as owners, for a zone variance to permit the erection of a duplex on the rear portion of the lot and a two car garage to be attached to an exist- ing garage located in the center of the lot on property located at 9912-99l4 East Camino Real in the City of Arcadia, County of Los . Angeles, state of California, to wit: A part of Lot 1, Block G, Santa Anita Land Company's Tract, as shown on map recorded in Book 6, page l37, of Maps, records of Los Angeles County, described as follows: Beginning at a point in the north line of said lot distant North 8lol0' East l20 feet from the northwest corner thereof; thence North 810l0' East 56 feet; thence South 8050' East 14l.6 feet; thence North 81010' East 6 feet; thence South 8050' East 158.4 feet; thence South 8l010' West 50 feet; thence North 8050' West 1l7.52 feet; thence South 81010' West 12 feet; thence North 8050' West 182.48 feet to the point of beginning; and, WHEREAS, after notice required by Ordinance No. 760, as amended, a public hearing was duly held on the matter by and before this Commission on the 8th day of September, 1959, which said hear- ing was duly continued to September 22, 1959 for a report from the . Zoning Committee, at each of which times all interested persons were given a full opportunity to be heard and to present evidence; NOW, THEREFORE, THE CITY PLANNING COMMISSION HEREBY DETER- MINES AND RESOLVES AS FOLLOWS: ~ -1- 347 / . . . . SECTION 1. That there were no protests, either oral or ... written, to the granting of the variance; that there was one who spoke in favor of it. . . SECTION 2. That this lot has an area of 16,340 square feet and is presently improved with two single-family dwellings and a garage; that this property was acquired by the applicant on Janu- ary 6, 1959 with the intention of building additional units and was automatically placed in Zone R-l by reason of annexation to the City on May 13, 1959; that in the 300 foot vicinity along either side of Camino Real, there are 19 lots of which lO have one dwelling per lot, 3 have two dwellings per lot, 2 have five dwellings per lot and one lot has an apartment building; that much of the surrounding area is developed to the equivalent of R-3 zoning. SECTION 3. That the foregoing constitute exceptional cir- cumstances applicable to subject property. That a variance is nec- essary for the preservation and enjoyment of a substantial property right of the applicant possessed by other property in the same zone or vicinity. That the granting of such a variance will not be ma- terially detrimental or injurious to property or improvements in the vicinity and will not seriously affect the consideration of a future permanent zone for the area. SECTION 4. That for the foregoing reasons, this Commis- sion recommends to the City Council of the City of Arcadia that a variance be granted to permit the erection of a duplex and a two car garage upon the above described property subject to submission of plans showing a minimum of 1,000 square feet of floor area in each unit. SECTION 5. The Secretary shall certify to the adoption of this resolution and shall cause a copy to be forwarded to the City Council of the City of Arcadia. -2- 347 . . . ,.' .~ . .
