RESOLUTION NO. 329 A RESOLUTION OF THE CITY PLANNING COMr-ITSSION OF THE CITY OF ARCADIA, CALIFORNIA, MAKING CERTAIN FINDINGS AND RECOMMENDATIONS RELATIVE TO THE PROPOSED AMENDMENT OF SECTION 5 OF ORDINANCE NO. 760 OF THE CITY OF ARCADIA. WHEREAS, pursuant to Section l6 of Ordinance No. 760 of the City of Arcadia, as amended, the City Planning Commission of the City of Arcadia did, on March 10, 1959, pass, approve and adopt its cel:'tain Resolution No. 325 entitled "A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ARCADIA, CALIFORNIA, DE- CLARING ITS INTENTION TO INSTITUTE PROCEEDINGS FOR THE PURPOSE OF CONSIDERING AND MAKING RECOMMENDATIONS CONCERNING THE AMENDMENT OF ORDINANCE NO. 760 BY AMENDING SECTION 5 THEREOF TO PERMIT THE CON- STRUCTION OF MORE THAN ONE DWELLING ON LOTS IN ZONE R-l, AND FOR THE PURPOSE OF CONSIDERING AND MAKING RECOMMENDATIONS CONCERNING THE CONDITIONS UNDER WHICH ADDITIONAL DWELLINGS MAY BE CONSTRUCTED ON LOTS IN ZONE R-l, AND CONCERNING THE AMENDMENT OF THE MINIMUM SITE AND FLOOR AREA REQUIREMENTS FOR DWELLINGS ON LOTS IN ZONE R-l", pursuant to which notice was duly published and given and a public hearing duly held on the 24th day of March, 1959, which hearing was duly continued to April 14, 1959, at each of which times all inter- ested persona were given a full opportunity to be heard and to pre- sent evidence relative to the proposed amendment of Ordinance No. 760 of said City as provided in said Resolution No. 325; and, WHEREAS, said Planning Commission has fully reviewed and considered the subject generally; NOW, THEREFORE, THE CITY PLANNING COMMISSION OF THE CITY OF ARCADIA, CALIFORNIA, DOES HEREBY FIND, DETERMINE, RESOLVE AND RECOMMEND AS FOLLOWS: -1- 329 . '. -'- . . 4It SECTION 1. That the public necessity, convenience and general welfare require, and this Commission hereby recommends to the City Council of the City of Arcadia, that Section 5, "R-l" Second One-Family Zone, of Ordinance No. 760 of said City be amended in the following particulars: That Subsection "F" thereof be changed to read as 1'01- . . ~ lows: F. LOT AREA. Every main building hereafter erected, constructed or established shall be located at the front building line on a site containing an area of not less than seven thousand five hundred (7,500) square feet per family, provided that where a lot has less area than herein required, and was of record prior to June 28, 1940, said lot may be occupied by not more than one family; and provided that if such parcel of land is a recorded lot having the required lot area but a minimum width of fifty (50) feet at the front building line and was of record prior to January 27, 1949, said lot may be occupied by not more than one family. If a portion of a lot has been divided or resubdivided since June 2, 1949, with the approval of the City, and the remain- ing portion of the lot contains 18,750 square feet or more in area, one additional dwelling not more than one story in height and con- taining not less than 1,000 square feet of floor area, may be erected, but not more than two single family dwellings shall be permitted on anyone lot or parcel of land in Zone "R-l". Where two dwellings are erected on a lot, each lot site shall be as rectangular as the shape of the lot will permit, and shall be of substantially the same size and shape as the other, and shall be approved in accordance with Section 16 hereinafter. Provided, however, that no main building may hereafter be erected, constructed or established other than substantially at -2- 329 _ ,l;. A.. . . . the front building line, nor may any additional dwelling be erected, except upon approval thereof secured in accordance with Section 16 hereinafter. Such approval shall not be given if any main building or additional dwelling will prevent or interfere with the opening or development of any street or alley, the location of which has been approved by the City Planning Commission and the City Council, nor if such construction will prevent uniformity of improvement of the area, nor unless twenty-five per cent (25%) or more of the lots in the block are already developed with two or more dwellings. SECTION 2. The Secretary shall certify to the adoption . of this resolution and shall cause a copy of the same to be forwarded to the City Council of the City of Arcadia.
