ther continued to March 24, 1959, at each of which times all inter-
. ested persons were given a full opportunity to be heard and to pre-
sent evidence;
NOH, THEREFORE, THE CITY PLANNING COMMISSION HEREBY DE-
TERMINES AND RESOLVES AS FOLLOWS:
SECTION 1. That although there were no protests to the
requested change of zone there would be numerous problems such as
dedicating and improving a private easement for a public street,
widening an existing street and providing larger water mains for
the necessary fire protection.
SECTION 2. That the subject property is in a subdivi-
.
sion approved and completed within the past year and laid out as
single-family lots; that no exceptional or extraordinary circum-
stances were shown applicable to the property; that there is still
much undeveloped R-2 and R-3 property within the City and it Qoes
not appear that public necessity, convenience, general welfare or
good zoning practice justify the requested zone change, but rath-
er that the request is premature and not in the interest of good
planning.
