. RESOLUTION NO. 304
A RESOLUTION OF THE CITY PLANNING
COMMISSION OF THE CITY OF ARCADIA,
CALIFORNIA, RECOMMENDING THE
ESTABLISHMENT OF ZONE D ON CERTAIN
PROPERTY ON LOUISE AND LE ROY
AVENUES.
WHEREAS, Louise Avenue and leRoy Avenue were recently
opened by condemnation proceedings and are being improved under
an assessment district; and,
WHEREAS, in the development of subject property, this
Commission felt that consideration should be given to the imposi-
tion of architectural controls upon the property being subdivided
and upon property that might be included in a new subdivision or
. might be divided by lot split, so as to insure the proper and har-
monious development of subject area; and,
WHEREAS, by reason of the foregoing, this Commission did
on its own motion, under and pursuant to its Resolution No. 294
adopted May 27, 195B, institute proceedings for the consideration
of and making recommendations concerning the reclassification to
Zone D (Architectural Design Zone) in addition to the basic zoning
presently applicable, of that certain property abutting Louise Ave-
nue and leRoy Avenue in the City of Arcadia, pursuant to which a
public hearing was held on June 24, 1958, which said hearing was
duly and regularly continued to July B, 195B, at each of which
times all persons were given a full opportunity to be heard and to
. present evidence;
NOW, THEREFORE, THE CITY PLANNING COMMISSION OF THE CITY
OF ARCADIA, DOES HEREBY FIND, DETERMINE, RESeLVE AND RECOMMEND AS
FOLLOWS:

SECTION 1. That a subdivider has filed a tentative map
for a subdivision covering a portion of the property on Louise Ave-
nue and leRoy Avenue recently opened by condemnation proceedings
and is building a dwelling of 1900 square feet or more; that the
balance of the area will probably be developed and improved by in-
dividual owners; that this Commission feels that in order to insure
a reasonably uniform development of these new streets, the estab-
lishment of Zone D regulations is necessary.
SECTION 2. That for the foregoing reasons, this Commis-
sion recommends to the City Council that the following described
property in the County of Los Angeles, State of California, to wit:
Those portions of Lots 6, 9 and 14, Arcadia
Acreage Tract, as shown on map recorded in
Book lO, page 18, of Maps, records of Los
Angeles County, described as follows:
All of Lot 6, except the west 253.94 feet
of the east 283.94 feet; the south 180 feet
of the west 261.84 feet; and the north 282.50
feet of the west 289.90 feet thereof,
All of Lot 9, except the west 280.92 feet of
the east 310.92 feet; and the west 260.92
feet thereof,
The east 398.84 feet of the west 574.84 feet
of the north 100 feet of Lot 14,
be established as property in Zone D (Architectural Overlay) in addi-
tion to the basic R-l zoning applicable thereto, and
a. That no building or structure be moved on to the lots;
b. That no dwelling erected on any lot shall contain less
than 1500 square feet of floor area, exclusive of porches, garages,
entries, patios and basements;
c. That any dwelling erected more than one story in
height shall contain not less than 1000 square feet of floor area
on the ground floor, exclusive of porches, garages, entries, patios
and basements;
d. That the above regulations shall expire at the end of

. twenty yea7s or upon the expiration date of the tract restrictions
limiting the improvement or use of land which may be established
on proposed Tract No. 21228, which ever occurs first.
SECTION 3. The Secretary shall certify to the adoption
of this Resolution and shall cause a copy to be forwarded to tHe
City Council of the City of Arcadia.
I HEREBY CERTIFY that the foregoing Resolution was adopted
at a regular meeting of the City Planning Commission held on the
12th day of August , 1958, by the following vote:

and Vachon

None
