RESOLUTION NO. 1169
.
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF ARCADIA DELETING CONDITION 1 OF RESOLUTION 1145,
GRANTING C.U.P. 80-9 TO UTILIZE CLASSROOMS AT THE
ARCADIA CHRISTIAN REFORMED CHURCH LOCATED AT 1741 SOUTH
BALDWIN AVENUE, FOR ADDITIONAL CLASSROOMS FOR THE
ARCADIA CHRISTIAN SCHOOL.
WHEREAS, On May 28, 1981, a request to delete Condition of
Resolution 1145 was filed by Bonnie Cloer on behalf of the Arcadia
Christian School, on the property at 1741 South Baldwin Avenue, more
particularly described as follows:
Lot 8, Block G of the Santa Anita Land Company, in the
City of Arcadia, County of Los Angeles, as per Map
recorded in Book 6, Page 157 of Maps in the office
of the County Recorder,
Lot commencing North 81010', east 396 feet from
the southwest corner of~ot 8, thence north 8050'
West 175 feet, thence north 81010' east to the
. west line of Baldwin Avenue; thence south thereon and
west on north line of Lemon Avenue to the beginning
part of Lot 8.
WHEREAS, a hearing was held on June 23, 1981, before the
Planning Commission;
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF ARCADIA
HEREBY RESOLVES AS FOLLOWS:
Section 1. That the factual data submitted by the Planning
Department in the attached report is true and correct.
Section 2. This Commission finds that the deletion of Condition 1
will not be detrimental to the public health or welfare or injurious
to the property or improvements in such zone or vicinity and will not
have a substantial adverse impact on the environment.
Sectiori 3. That the Commission deletes Condition 1 of Sec-
tion 3 which reads:
"1. The Conditional Use Permit shall expire on July 1, 1981.
The Planning Commission may grant an extension to said expiration date
. provided that such a request is made by the applicant and is received

prior to said expiration date. The Planning Commission may impose such
additional conditions as deemed necessary as a condition of any extensions~
Section 5. The Secretary shall certify to the adoption of
this Resolution.
I HEREBY CERTIFY that the foregoing Resolution was adopted at
a regular meeting of the Planning Commission of the City of Arcadia
held on the 14th day of July, 1981 by the following votes:

On July 22, 1980 the Planning Commission adopted Resolution 1145,
granting C.U.P. 80-9 to utilize classrooms at the Arcadia Christian
Reformed Church, located at 1741 South Baldwin Avenue for additional
classrooms for the Arcadia Christian School (attached).
Condition 1 of Resolution 1145 states: "The Conditional Use Permit shall
expire on July 1, 1981. The Planning Commission may grant an extension
to said expiration date provided that such a request is made by the
applicant and is received prior to said expiration date. The Planning
Commission may impose such additional conditions as deemed necessary as
a condition of any extensions.". The purpose of this condition was to
allow staff the time to evaluate the eff~ct the school's activity would
have on surrounding property owners.

All conditions of approval have been complied with, including the fire
safety requirements.
On ~lay 28, 1981, the Planning Department received a request from Bonnie
Cloer on behalf of the Arcadia Christian School requesting an indefinite
extension of C.U.P. 80-9.
The Planning Department has received no complaints since the school has
been in operation, nor have we observed any problems at the site. The
Fire Department inspects schocl$ twice a year to ensure compliance with
th~ Fire and Safety Codes.
It is staff's opinion that there should be no time limit on the Con-
ditional Use Permit. If a problem should occur relative to compliance
with any of the conditions of approval, the City could schedule a hearing
to consider revocation of the Conditional Use Permit.
The Planning Department recommends that the school be allowed to operate
without any time restriccions.
Attached for your consideration are the applicant's letter and Resol-
ution 1145.
