property is proposing to build a new single-family residence and Accessory Dwelling Unit
(ADU) that is subject to the City’s Single- Family Architectural Design Review process. You
have the opportunity to comment on the project prior to the City making a decision on the
project described below:
A. Categorical Exemption per Section 15303 from the California Environmental Quality
Act (CEQA) for the new construction of one single-family dwelling; and
B. Single-Family Design Review No. SFADR No. 22-16 & Zoning Clearance ADU No.
ZCL-ADU 22-27
Project Description: A new 3,812 square foot two-story, Contemporary Prairie-style
residence with an attached 490 square foot two-car garage, a 800 sf detached pool house, and
a 1,000 square foot detached Accessory Dwelling Unit (ADU).

Existing Building Size (excluding the garage): 1,804 square feet
New Building Size (excluding the garage): 3,812 square feet
Floor Area Ratio Proposed: 5,952 square feet (37%)
Floor Area Ratio Allowed: 6,806 square feet (42%)
Comment Period: Thursday September 29, 2022 to Thursday October 13, 2022, 5:30 PM
