RESOLUTION NO. 1081
.
A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF ARCADIA GRANTING A CONDITIONAL
USE PERMIT FOR A CHURCH AT 560-610 WEST
FOOTHILL BOULEVARD.
WHEREAS, on November 9, 1978, an application was filed
by the Arcadia Flrst Ward, Church of Jesus Christ of Latter-Day
Saints, Planning Department Case No. C.U.P. 78-19, on the property
commonly known as 560-610 West Foothill Boulevard, more particularly
described as follows:
Portion of Lots 2 and 3, Los Robles de Santa Anita,
in the City of Arcadia, County of Los Angeles, as per
map recorded in Book 33, Page 20, of Maps, in the office
of the Recorder of said County.
WHEREAS, a public hearlng was held on December 12, 1978,

at which time all interested persons were qiven full opportunity
to be heard and to present evidence;
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF
ARCADIA HEREBY RESOLVES AS FOLLOWS:
SECTION 1. That the factual data submitted by the Plan-
ning Department in the attached staff report is true and correct.
SECTION 2. This Commisslon finds that:
1. The granting of a conditional use permit as herein-
after provided will not be detrimental to the public health or
welfare or injurious to the property or improvements in such zone
or vicinity.
2. The use applied for at the location indicated is
properly one for which a conditional use permit is authorized.

3. The site for the proposed use is adequate in size
and shape to accommodate said use, including all yards, parking,
loading, landscaping and other features required to adjust said
use with the land and uses in the neighborhood.
4. The site abuts streets and highways adequate in
width and pavement type to carry the kind of traffic generated by
the proposed use.
~. The granting of such conditional use permit will
not adversely affect the General Plan.
6. The use applied for will not have a substantial
adverse impact on the environment.
SECTION 3. That for the foregoing reasons, subject to
approval of the Clty Council, this Commission grants a conditional
use perml t for a '~hurch upon the followlng cond i t ions:

1. The property shall be improved and maintained in
accordance with plans on file in the subiect Case No. C.U.P. 78-19.
2. Sidewalk shall be lnstalled, existlng driveway aprons
not to be used shall be closed and parkway trees shall be planted
In accordance with plans to be approved by the Director of Public
Works.
3. Grading and drainage plan shall be submitted for
approval of the Director of Public Works. ,NOTE: All work done
within Foothill Blvd., Baldwln Avenue and Freeway right-of-way
shall require approval of and a permlt from the California Depart-
ment of Transportation.
4. Conditions of approval of Public works Department

5. A final parcel map shall b3 approved and filed
with the County Recorder prior to the expiration of tentative parcel
map L-76-22.
6. A modification shall be granted to allow a 72-foot
steeple in lieu of 35 feet in height.
7. Parking shall comply with Sections 9269.7 and 9269.9
of the Arcadia Municipal Code.
8. A 6-foot high block wall shall be located along the
westerly property line.
9. A mlnimum 5-foot wide planting strip shall be located
along the westerly property line.
10. A landscape plan shall be submitted to the Planning
uepartment for its review and approval.
ll. Landscaplng and walls shall comply with Section
9269.13 of the Arcadia Municipal Code.
12. A covenant approved as to form and content by the
Clty Attorney shall be flled with the County Recorder that the
property at 560-6l0 W. Foothill Blvd. shall be maintained as one
parcel.
13. This application shall not take effect until the
owner and applicant have executed a form available at the Planning
Department indicating awareness and acceptance of the conditions
of approval.,
SECTION 4. The Secretary shall certify to the adoption
of this resolution and shall cause a copy to be forwarded to the
City Council of the City of Arcadia.
