NOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject prop-
erty is proposing to build a new two-story single family dwelling that is subject to the City’s Single
Family Architectural Design Review process. You have the opportunity to comment on the project
prior to the City making a decision on the project described below:
A. Categorical Exemption per Section 15303(a) from the California Environmental Quality
Act (CEQA) for the construction of one single-family dwelling; and
B. Single-Family Architectural Design Review No. SFADR No. 22-05
Project Description: The Applicant is proposing a new 3,205 square foot, two -story, Contemporary
style residence with an attached 423 square foot two -car garage, a 265 square foot attached cov-
ered patio, and a 20 square foot front porch.
Lot Size: 7,500 square feet
Existing Building Size (excluding the garage): 1,085 square feet
New Building Size (excluding the garage): 3,025 square feet
Floor Area Ratio Proposed: 3,261 square feet and 43%
Floor Area Ratio Allowed: 3,375 square feet and 45%
Comment Period: Thursday, December 8, 2022 to Thursday, December 22, 2022 by 5:30 PM
