RESOLUTION NO. 1068 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF ARCADIA GRANTING A CONDITIONAL USE PERMIT FOR ADDITIONAL STORAGE AREA FOR AN EXISTING CHURCH AT 330 CAMPUS DRIVE. WHEREAS, on August 2l, 1978, an application was filed by the Roman Catholic ArchbiShop .of Los Angeles for additional storage area at Holy Angels Church, Planning Department Case No. C.U.P. 78-15, on the property commonly known, as 330 Campus Drive, more particularly described as follows: ARCADIA HEREBY RESOLVES AS FOLLOWS: SECTION 1. That the factual data submitted by the Planning Department in the attaohed report is true and correct. SECTION 2. This Commission finds that: l, The granting of conditional use permit as hereinafter provided will not be detrimental to the public health or welfare or 'injurioueto the property or improvements in such zone or vicinity. 2, The use applied for at the location indicated is properly one for which a conditional use permit is authorized. 3. The site for the proposed use is adequate in size and shape to accommodate said use including all yards, parking, -~ 1068 ~ . loading, landscaping and other features required to adjust said use with the land and uses in the neighborhood. 4. The site abuts streets and highways adequate in width and pavement type to carry the kind of traffic generated by the proposed use. 5. The granting of such conditional use permit will not adversely affect the General Plan. 6. The use applied for will not have significant effect on the environment. SECTION 3. That for the foregoing. reasons, subject to approval of the City Council, this Commission grants a conditional use permit for additional storage space at Holy Angels Church upon the following conditions: ~ 1. The property shall be improved and maintained in accordance with the plans which are on file in the subject Case No. C.U.P. 78-15 and applicable regulations of the Arcadia Municipal Code. 2. Building materials shall be subject to the review and approval of the Planning Department. SECTION 4. The property's developed with a school classroom building and a two story convent and is zoned R-l. 93 feet on Campus Drive The property to the north is zoned S-2 and is developed with Los Angeles Co~nty park facilities. The property to the west is zoned R-l and is developed with a church. The property to the east is zoned R-l and is developed with residential uses. The property to the south is zoned R-O 12,500 and is developed with residential uses. Residential single family 0-6 dwelling units per acre HISTORY . The buildings at 330 Campu~ were constructed under two variances, one issued in 1949 and the other in 1960. ~ . . C-?8-l5 2 ANALYSIS A church, school and convent are permitted in an R-l area with an approved conditional use permit. The applicant is seeking to enclose and roof a 19'6" x 36' area adjacent to an existing garage. This area would be for storage of school equipment. Pursuant to the provisions of the California Environmental Quality Act, the Planning Department has prepared an initial study for the proposed project. Said initial study did not disclose any substantial or adverse change in any of the physical conditions within the area affected by the project including land, air, water, minerals, flora, fauna, ambient noise, and objects of historical or aesthetic significance. Therefore, a Negative Declaration has been prepared for this project. Before the Planning Commission takes action on this project, the Commission should "move to approve and file the Negative Declara- tion and find that the project will not have a significant effect on the environment." RECOMMENDATION The Planning Department recommends approval of C.U.P. 78-15 subject to the following conditions: l.
