RESOLUTION NO. 1052 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF ARCADIA GRANTING A CONDITIONAL USE PERMIT TO EXPAND AN EXISTING SCHOOL AT 5150 NORTH FARNA AVENUE. WHEREAS, on November 21, 1977, an application was filed by Rio Hondo Preparatory School and Boys' Christian League to expand an existing school with the construction of a temporary tent structure to be used as a gymnasium and auditorium, Planning Department Case No. C.U.P. 77-33, on the property commonly known as 5150 North Farna Avenue, more particularly described as follows: Portion of lot 17, Rancho San Francisquito Tract, in the City of Arcadia, County of Los Angeles, as recorded in Book 42, pages 93 and 94, of M. R. in the office of the Recorder of said County. WHEREAS, public hearings were held on April 11 and June 13, 1978, at which time all interested persons were given full opportunity to be heard and to present evidence; NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF ARCADIA HEREBY RESOLVES AS FOLLOWS. SECTION 1. That the factual data submitted by the Plan- ning Department in the attached staff report is true and correct. SECTION 2. This Commission finds that: 1. The granting of a conditional use permit as herein- after provided will not be detrimental to the public health or welfare or injurious to the property or improvements in such zone or vicinity. 2. The use applied for at the location indicated is properly one for which a conditional use permit is authorized. -1- 1052 . . . 3. The site for the proposed use is adequate in size and shape to accommodate said use, including all yards, parking, loading, landscaping and other features required to adjust said use with the land and uses in the neighborhood. 4. The site abuts streets and highways adequate in width and pavement type to carry the kind of traffic generated by the proposed use. 5. The granting of such conditional use permit will not adversely affect the General Plan. 6. The use applied for will not have a significant impact on the environment. SECTION 3. That for the foregoing reasons, subject to approval of the City Council, this Commission grants a conditional use permit for the expansion of an existing school upon the following conditions: 1. The property shall be improved and maintained in accordance with the plans on file in the subject Case No. C.U.P. 77-33 and applicable regulations of the Arcadia Municipal Code. 2. That the permit be granted for a maximum period of two (2) years from the date of the original Los Angeles County Regional Planning Commissionls approval (January 25, 1980). 3. That complete working drawings and calculations be submitted to the Building Division for approval. 4. That all wiring meet the requirements of the National Electric Code. -2- 1052 . 5. That the structure meet the requirements set forth in Article 30 of the Uniform Fire Code, and Title 19 of the California Administrative Code. 6. That written permission for parking on the Southern California Water Company property be obtained and that this conditional use permit shall be deemed null and void should the written permis- sion for the additional parking be terminated without provisions being made for an equivalent amount of off-street parking equally as convenient being approved by the Planning Commission. 7. That final site plans and building plans for the proposed lItent-structurell be subject to the review and approval of the Planning Department. 8. That the Farna Avenue access shall be abandoned . and that a permanent new access shall be provided and that a revised plot plan shall be submitted to the Planning Commission for its review and approval. SECTION 4. The Secretary shall certify to the adoption of this resolution and shall cause a copy to be forwarded to the City Council of the City of Arcadia. . ,< -3- 1052 . . . ~ .
