C.U.P. 77-30
2
In 1964, the M-l zoning was adopted for the area.
On November 1, 1977, the City Council adopted Resolution 4658
approving a General Plan change for the site from lndustrial
to Single Family Residential 0-6 dwelling units per acre.
The Planning Commission at its November 8, 1977 meeting approved
zone change Z-77-9 which recommended that the subject site be
rezoned to R-l 7,500. The earliest date this zone change could
be effective would be February 17, 1978.
SPECIAL INFORMATION
Building Sizes: Each dwelling will contain approximately
2,000 square feet. They meet all R-l Code requirements.
ANALYSIS
The proposed homes are consistent with the General Plan and
will be consistent with the zoning when it is effective.
The applicant is requesting a conditional use permit in order
to hasten construction of the dwellings, rather than waiting
until February when the zone change will be effective.
It is staff's opinion that approval of this conditional use
permit would not be detrimental to thc surrounding arca but
would expedite development of the sites.
RECOMMENDA T ION
The Planning Department recommends approval of C.U.P. 77-30,
subject to the following conditions:
1. Conditions as outlined in the attached report from the
Director of Public Works shall be complied with to the
satisfaction of the Director of Public Works.
2. That the property shall be improved as per plans on file.
