property is proposing to build a three-unit multi-family project that is subject only to the City’s
Objective Design Standards and Development Standards. The project is described below:
A. Categorical Exemption per Section 15332 from the California Environmental Quality
Act (CEQA) for an In-fill Development Project; and
B. Multiple-Family Design Review No. MFADR No. 22-09 (SB 330)
Project Description: The Applicant is proposing a new, three-unit multi-family development
which will comprises a three-story, Cape Cod style building with 5,834 square feet of living
area, three attached two-car garages plus two guest parking spaces, and private open space
for each unit.
Note: This this project is only subject to the City’s Objective Design Standards and
Development Standards. The Site Plan and Design Review process, which utilizes City’s Multi-
Family Design Guidelines, is not applicable to this project. The project has been determined to
comply with all applicable standards and so comments are not sought from the public at this
time. As such, this notice serves to inform the public about the pending decision.
Applicant: PDS Studio Inc. on behalf of the property owner, Westlake Arcadia, LLC.
Noticing Period: Friday, January 20, 2023 to Friday, February 3, 2023
