Huntington Drive NOTICE IS HEREBY GIVEN that the Planning Commission will hold a public hearing for the proposed project, as described below. The application includes the following: A. A Categorical Exemption from CEQA Pursuant to Sections 15305 and 15332 of the CEQA Guidelines pertaining to Minor Changes in Land Use Limitations and In-fill Development; and B. Conditional Use Permit No. CUP 22-07, Site Plan and Design Review (Commercial) No. ADR 22-08, and Planning Commission Administrative Modification No. PC AM 22-04.   Project Description: A request to convert a former bank building to a Starbucks coffee shop with a drive-through at 747 W. Duarte Road. The proposal also includes minor changes to the building’s exterior, reconfiguration of the parking lot area which will have 37 spaces whereas 53 spaces are required, and a new outdoor dining area The proposed hours of operation will be from 4:00 AM to 10:00 PM, everyday.
