RESOLUTION NO. 583 A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ARCADIA, CALIFORNIA, DENYING THE GRANTING OF A CONDITIONAL USE PERMIT TO ADD ADDITIONAL BUILDINGS TO AN EXISTING CONVALESCENT HOSPITAL ON PROPERTY LOCATED AT 1601-1609 SOUTH BALDWIN AVENUE IN SAID CITY. WHEREAS, there was filed with this Commission on the 4th day of March, 1966, the application of Orlando Clarizio for a con- ditional use permit to add additional buildings to the convalescent hospital presently existing on property located at 1601-1609 South . Baldwin Avenue in the City of Arcadia, County of Los Angeles, State of California, more specifically described as follows: The easterly 460.30 feet of the northerly 264.4 feet of Lot 4, of Block "G", Santa Anita Land Company's Tract, per map re- corded in Book 6, of Maps, page 137, in the office of the Recorder of said County; EXCEPT three lots fronting Cambury Avenue; and, WHEREAS, after due notice as required by the Zoning Or- dinance of said City, a pUblic hearing was held on the matter by and before this Commission on March 22, 1966, at which time all interested persons were given full opportunity to be heard and to present evidencej NOW, THEREFORE, THE CITY PLANNING COMMISSION OF THE CITY ,.. OF ARCADIA, CALIFORNIA, HEREBY DETERMINES AND RESOLVES AS FOLLOWS: SECTION 1. That the present facility complies with the regulations governing convalescent hospitals. That the expansion as proposed would make the project non-conforming by increasing the bed density from one bed for each 800 square feet of lot area to one bed -1- 583 l--/ .' . . , for each 487 square feet of lot area. That subject property is in Zone R-l which limits the height of structures to two stories not to exceed thirty-five feet, and the proposed plans show one building to be four stories plus underground parking, and fifty-nine feet in height. That Zone R-l requires a minimum setback of twenty-five feet for a front yard and only ten feet is proposed. That the site is not large enough to accommodate the intensity of use that is proposed therefor, and the granting of the requested conditional use permit . will be detrimental to the public health or welfare and injurious to the property or improvements in the vicinity, and will adversely affect the comprehensive general plan. SECTION 2. That for the foregoing reasons, this Commission hereby denies the requested conditional use permit for additional buildings to an existing convalescent hospital on the above-described property. SECTION 3. The Secretary shall certify to the adoptionl!of this resolution. I HEREBY CERTIFY that the foregoing resolution was adopted at a regular meeting of the City Planning Commission of the City of Arcadia held on the 12th day of April , 1966, by the following vote: AYES: Commissioners Ferguson, G01isch, Lauber, Norton, Parker, Hanson and Kuyper NOES: None '.
