NOW, THEREFORE, THE CITY PLANNING COMMISSION OF THE CITY
,.. OF ARCADIA, CALIFORNIA, HEREBY DETERMINES AND RESOLVES AS FOLLOWS:
SECTION 1. That the present facility complies with the
regulations governing convalescent hospitals. That the expansion as
proposed would make the project non-conforming by increasing the bed
density from one bed for each 800 square feet of lot area to one bed

for each 487 square feet of lot area. That subject property is in
Zone R-l which limits the height of structures to two stories not
to exceed thirty-five feet, and the proposed plans show one building
to be four stories plus underground parking, and fifty-nine feet in
height. That Zone R-l requires a minimum setback of twenty-five feet
for a front yard and only ten feet is proposed. That the site is not
large enough to accommodate the intensity of use that is proposed
therefor, and the granting of the requested conditional use permit
.
will be detrimental to the public health or welfare and injurious
to the property or improvements in the vicinity, and will adversely
affect the comprehensive general plan.
SECTION 2. That for the foregoing reasons, this Commission
hereby denies the requested conditional use permit for additional
buildings to an existing convalescent hospital on the above-described
property.
SECTION 3. The Secretary shall certify to the adoptionl!of
this resolution.
