RESOLUTION NO. 579 L , . \_).~ A RESOLUTION OF THE CITY ,PLANNING COMMISSION OF THE CITY OF ARCADIA, CALIFORNIA, RECOMMENDING THE RECLASSIFICATION OF THE PROPERTY LOCATED AT 12, 14, 16 AND 18 CAMPUS DRIVE IN SAID CITY FROM ZONE R-3 TO,ZONE C-2. WHEREAS, there was filed with this Commission on January 3, 1966, the application of Twin Coast Newspapers, Inc., as owners, for . a change of zone from Zone R-3 to Zone C-2 on property known as 12, 14, 16 and 18 campus Drive in the City of Arcadia, County of Los Angeles, State of California, more specifically described as follows: That part of Lot No.3, Tract No. 950, as recorded in Book 17, page 25, of Maps, in the County Recorder's Office of said County, more specifically described as follows: Beginning at a point on the south line of Campus Drive as existed on January 1, 1966, 160 feet westerly of the westerly line of Santa Anita Avenue; thence southerly along a line 160 feet westerly of and parallel with said westerly line of Santa Anita Avenue, a distance of 210 feet to a point; thence westerly along a line 210 feet southerly of and parallel with the southerly line of Campus Drive, a distance of 100 feet to a point; thence northerly along a line 260 feet westerly of and parallel with the westerly line of Santa Anita Avenue, a distance of 210 feet to the southerly line of Campus Drive; thence easterly along said southerly line, a distance of 100 feet to the point of beginning; and, WHEREAS, after due notice as required by the Zoning Ordinance of said City, a public hearing was duly held on said application by and before this Commission on January 25, 1966, at which time all . interested persons were given a full opportunity to be heard and to present evidence; -1- 579 " . . . NOW, THEREFORE, THE CITY PLANNING COMMISSION HEREBY DETERMINES AND RESOLVES AS FOLLOWS: SECTION 1. That subject property is now in Zone R-3 and developed with two (2) multiple unit buildings. That property to the north is zoned S-2 and is used for the County Park and Golf Course. That property to the west is in Zone R-l but is used as the High School athletic field. That property to the south and to the east is in Zone C-2 and developed with commercial uses. That during the Duarte Road Study, subject property was studied intensively and recommended for Zone C-2 to conform with the zoning to the east and to the south. SECTION 2. That the public necessity, convenience and general welfare and good zoning practice justify, and this Commission . hereby recommends to the City Council of the City of Arcadia that the above-described property be reclassified from Zone R-3 to Zone C-2. SECTION 3. The Secretary shall certify to the adoption of , this resolution and shall cause a copy hereof to be forwarded to the City Council of the City of Arcadia. I HEREBY CERTIFY that the foregoing resolution was adopted at a regular meeting of the City Planning Commission held on the 25th day of January, 1966, by the following vote: AYES: Commissioners Ferguson, Golisch, Hanson, Lauber, Norton, Parker and Kuyper NOES: None ABSENT: None . January 25, 1966 TO: PLANNING COMMISSION FROM: PLANNING DEPARTMENT SUBJECT: ZONE CHANGE Z-66-1 12, 14, 16 and 18 CAMPUS DRIVE APPLlCA TlON The application is filed in the name of Twin Coast Newspapers, Inc., requesting a Zone Change on property known as 12, 14, 16 and 18 Campus Drive from Zone R-3 to Zone C-2. SUBJECT PROPERTY, SURROUNDING LAND USE & ZONING The subject property is in Zone R-3 and is developed with two multiple unit buildings. The property to the north is zoned S-2 and is used for the County Park and Golf Course. Property to the west is in Zone R-l but is used as the High School ath letic field. Pro- perty to the south is in Zone C-2 and developed with commercial uses. Property to the east is also zoned C-2 and used for commercial uses. . ANALYSIS The subject property has been studied intensively during the Duarte Road Study. The recommendation of the Duarte Rood Study Committee was to change the property to Zone C-2 to conform with the zoning to the east and to the south. The Planning Deportment has not received any new evidence that would invalidate the findings of the Committee and would concur with the Committee recommendation.
